AHS Twin Towers
Sheikh Zayed Road, Shangri-La Dubai site, Dubai
AHS Properties announced AHS Twin Towers on 27 October 2026 following its acquisition of Shangri-La Dubai on Sheikh Zayed Road. The G+50 commercial conversion has architecture by Gensler and interiors by AHS Atelier, with individual, executive, half-floor and full-floor offices. The linked project website publishes a 50/50 payment schedule and scheduled handover on 30 June 2028. Official unit prices, the actual sales-opening date and current availability remain unverified.
The developer website lists individual offices of 1,872–2,407 sq ft on levels 4–14, executive offices of 4,173–5,414 sq ft on levels 15–25, half-floor Grand Offices of 8,477–9,823 sq ft on levels 26–37 and full-floor Ultra Grand Offices of 17,007–17,563 sq ft on levels 38–49.
The published payment schedule is 10% on reservation, 20% plus 4% DLD on SPA signing by 15 December 2026, 10% by 15 March 2027, 10% by 15 September 2027 and 50% at scheduled handover on 30 June 2028. That website schedule is not independently verified as the contractual handover date. The USD 1.3 billion announcement figure is project value, not a unit price.
High confidence in project identity and published office/payment schedule. This is distinct from the developer's earlier AHS Tower; its sold-out history does not apply to AHS Twin Towers. Registration and a reservation schedule do not establish that sales have opened.
