Binghatti
Binghatti is a Dubai developer founded in 2008 and building through Binghatti Holding Limited, registered in the DIFC. Its own results report 56 completed projects and about 15,100 homes to 30 June 2026, with 33 more under development — one of the highest-volume premium developers in the city. The group is privately held: its Deloitte-audited accounts state that the shares are 100% owned by founder Hussain Binghatti Aljbori, and his son Muhammad BinGhatti is chairman. Alongside its own residential lines, Binghatti builds branded residences with Bugatti, Mercedes-Benz and Jacob & Co.
Binghatti Spectre is the group's mixed-use statement in Al Jaddaf, and it is deliberately not a single-use tower: Tower A is residential, Tower B pairs homes with 235 offices, and 19 shops line the ground floor — the developer's own project sheet describes the mix as geared to investors, professionals and families at once. The architecture follows the house signature of a strong geometric grid, here as a crystalline glass facade lit by point-source LEDs along the grid lines. Construction runs to a Q4 2028 handover on a 50/50 schedule.

The plot sits at the northern gateway of Al Jaddaf Waterfront, on the freehold corridor beside the Dubai Creek and close to the DEWA headquarters — the seam between Dubai's historic creekside and its modern business districts. The site has immediate ramp access onto Al Khail Road (E44) at the D68 intersection, which is what lets residents leave without crossing Downtown traffic, and it is a short walk from both Al Jaddaf and Creek metro stations on the Green Line, with an Etihad Rail connection planned in Al Jaddaf. Because the surroundings are low-rise, the orientation stays open: north and north-west look over Za'abeel toward Downtown Dubai, the Burj Khalifa and Dubai Creek Harbour, while east and south-east face the Mohammed bin Rashid Library, the Creek itself and the Dubai Festival City skyline.

Binghatti describes Spectre as a single mixed-use destination rather than a residential tower with retail attached: the commercial floors are separated from the private residential ones, and both sit under an amenity deck carrying more than twenty facilities. What follows is what the developer's own brochure and project sheet actually commit to.
Twin Towers on a Unified Podium
Two towers of contrasting height rise from one multi-tiered podium — four basement levels, ground, three podium levels and 26 floors, topped by mechanical and roof levels. Tower A is residential; Tower B pairs homes with the office floors.
A Facade That Lights Its Own Grid
The crystalline glass facade is used as a slate for direct, point-source LED illumination embedded along its signature grid. After dark the geometry and the balcony lines read as a lit outline rather than a lit window wall.
An Amenity Deck of 20+ Facilities
The dedicated deck carries adults' and children's pools, an open lawn, lounge sitting platforms, family sitting and social nooks and a children's play area — laid out to keep residential relaxation separate from the commercial side of the building.

Al Jaddaf and Creek stations on the Green Line are both a short walk away, with an Etihad Rail connection planned in Al Jaddaf. For drivers, a ramp leads straight onto Al Khail Road (E44) at the D68 intersection, bypassing Downtown gridlock.
Creek-Side, Low-Rise Surroundings
The plot is close to the frontline banks of the Dubai Creek, and the low-rise areas around it keep the orientation permanently open — Za'abeel and the Burj Khalifa to the north-west, the Mohammed bin Rashid Library and Festival City to the east.
Property Types & Floor Plans
A 50/50 plan — half through construction, half on handover.
Binghatti did not publish a payment schedule in any of its three official documents for Spectre, so this is the plan as the selling agencies uniformly quote it: 10% on booking, 40% spread through construction, and the remaining 50% on completion, with no post-handover tail. The 4% DLD registration fee is payable on top, as on every Dubai off-plan purchase. Handover is quoted as Q4 2028 by the agencies; propsearch.ae records Q3 2028 — GRAF confirms the date in the SPA before you commit.
