About Danube Properties
Danube Properties is the property-development arm of Danube Group, the Dubai building-materials business Rizwan Sajan founded in 1993 and still chairs. The Group works in nine countries with more than 3,500 staff and runs Danube Building Material, Danube Home and the facade manufacturer Alucopanel alongside the property business; the development arm itself is generally dated to 2014, a press date; Danube’s own About page dates only the Group, to "30 years ago". See "Who owns Danube Properties?" above for the leadership and the ownership position.
What it has delivered
Danube states its record in one sentence on its own site: 32 projects launched, 16 delivered, 16 more in various stages of construction, against a construction book of over 25.5 million square feet. Those three counts are separate figures and are never added together. Its own Latest Launches, Ongoing and Completed pages carry more than forty named rows between them, which the company has never reconciled with its own "32".
The completions that carry their own dated announcements are datable one by one. Starz and Glamz together delivered 880 homes worth Dh570 million on time in 2019. Pearlz in Al Furjan — 300 units and retail across 480,179 sq ft — was handed over six months ahead of schedule in May 2024. Gemz, also in Al Furjan, followed five months early in November 2024 at a ceremony attended by the Director General of the Dubai Land Department and the CEO of RERA.
The 1% plan
What the company is actually known for is its payment structure: 1% of the price a month, sold under the Danube Assist name, which spreads the bulk of the purchase across the build and a post-handover tail instead of loading it onto a handover milestone. It is the reason Danube's launches sell the way they do, and it is the reason this developer matters to a commercial buyer at all — because in August 2025 it extended that structure to office ownership for the first time.
On GRAF, Danube is represented by that building: Aspirz in Dubai Sports City, a 40-floor mixed-use tower of 698 units — 266 offices on floors 2 to 15 and 432 hotel apartments on floors 17 to 40, with separate entrances for the two. Offices start at AED 850,000 on Danube's own commercial-office page, sold fully furnished on 70% to handover at 1% a month plus 30% across the 30 months after it, with handover stated for Q4 2028 and construction reported at 10% as at 31 August 2026 on the company's own dated tracker. Two things belong beside all of that. The Dubai Land Department holds no record of the project, so Danube’s own publication is the whole basis for those figures. Office sizes are published by nobody, which is why the building carries no rate per square foot.
What Danube’s own figures cover
Danube publishes all of it on its own pages, each figure read with a date: the founder, the Group’s trading history since 1993, the nine countries, the 3,500-plus staff, the 50-plus awards the company lists, its own 32/16/16 project sentence and the payment plan. Two numbers that circulate elsewhere are outside that set — the "6,100+ units launched" figure is a 2021 press number now five years old, and "rated amongst the top 5 developers in the UAE" is the company’s own ranking claim with no date on it.
Keep Danube's two commercial towers apart, finally — Shahrukhz on Sheikh Zayed Road is the other one, and its primary sold out on its launch day around 11 December 2025, so it is portfolio history now. Aspirz is the building with developer stock, and the one GRAF sells.
