About Samana Developers

Samana Developers is a Dubai off-plan developer working under the SAMANA Group of Companies, with Imran Farooq named as its founder and chief executive in dated business-press coverage. Its own About page, read on 27 September 2026, states more than 50 launched projects and six successful handovers, and its own July 2026 handover release states more than 1,300 units handed over. Those are the developer’s own counts, and they supersede the smaller aggregator figures that still circulate — see "Who owns Samana Developers?" above for the leadership and the legal entity behind the building GRAF sells.

The company works from the 4th floor of Building 7 at Bay Square in Business Bay. Its live project index on 26 September 2026 carried ten selling projects — among them Greenfield and Greenfield 2, South Haven, Boulevard Heights, Hills South 3, Imperial Garden, Barari Heights and Portside — across Downtown Jebel Ali, Majan, Dubailand, Arjan, Dubai Studio City and Jumeirah Village Circle.

Recent handovers

The earliest completion Samana names is SAMANA Hills, handed over in June 2022. The two most recent are SAMANA Santorini in Dubai Studio City — 157 studios, one and two-bedroom apartments handed over in April 2026 on schedule, with private swimming pools built into the apartment balconies — and SAMANA Miami in Jumeirah Village Circle, whose handover the company announced on 30 July 2026, welcoming 89 homeowners. Alongside that release Samana stated six further handovers targeted for 2026 and eleven for 2027 — dated plans, counted apart from the six completions above.

The 1% plan

What distinguishes Samana in the market is its payment structure: 1% of the price a month, usually after a 20% down payment, settled by post-dated cheques. It runs across the residential stock and it is the plan published for the commercial building too — which is the reason this developer matters to an office buyer at all, because commercial stock in Dubai is rarely sold on a residential-style monthly instalment.

Two of Samana's projects are commercial, and they are easy to confuse. Samana Business Hub, on GRAF, is a 23-storey building in Downtown Jebel Ali with around 323 offices and retail units, offices from 593 ft², a business club and a pool deck above the podium, handover stated for Q2 2029. Samana Business Park is a different building in Majan, selling from AED 2,328,697 on Samana's own index. A third name, "Samana Business Park 2", appears in market research but not on Samana's priced index, and is unconfirmed. Samana Portside is residential and sits in the same Downtown Jebel Ali district as the Business Hub.

The Dubai Land Department has recorded 50 sales in the Business Hub, so the entry figure on the project page is a transacted number with a date behind it.

Who owns Samana Developers?

Samana Developers is privately held under the SAMANA Group of Companies, and legal ownership is not publicly confirmed — no shareholder register, audited account or exchange listing was found for it. What is sourced is the leadership: Imran Farooq is named as founder and chief executive in dated business-press coverage, including Gulf Business and Entrepreneur Middle East, and he speaks for the company in its own handover announcements. The Land Department records the building GRAF sells, Samana Business Hub, under the project company Samana Premium Real Estate Development, part of Samana Holding Ltd. The company works from the 4th floor of Building 7 at Bay Square in Business Bay, the address on its own About page.

How Samana differs from other Dubai developers

Samana's differences are a payment structure and a naming problem — see the ownership answer above for who runs it.

The payment plan is the product
20% down and then 1% of the price a month, settled by post-dated cheques. It runs across the residential stock and it is the plan published for the commercial building too, which is unusual: office stock in Dubai is rarely sold on a residential-style monthly instalment.
Completions are announced one by one, with dates
SAMANA Santorini's 157 homes in Dubai Studio City were handed over in April 2026, on schedule and with swimming pools built into the apartment balconies; SAMANA Miami's handover in Jumeirah Village Circle was announced on 30 July 2026, welcoming 89 homeowners. Each completion carries its own dated announcement, with its own unit count and its own district.
Two commercial buildings, four confusable names
Business HUB is the Downtown Jebel Ali building GRAF sells. Business PARK is a different building in Majan, selling from AED 2,328,697. A third name, Samana Business Park 2, circulates in market research but does not appear on Samana's own priced index. Samana Portside sits in the same district as the Hub and is residential.
Its commercial entry price comes off the public register
Fifty Land Department sales have been recorded in Samana Business Hub, which gives the building a transacted price at a stage when a commercial launch usually carries only an asking figure.
Why GRAF recommends Samana

Samana Developers suits a buyer looking at Samana Business Hub — an office in Downtown Jebel Ali bought on the same 1%-a-month structure Samana sells its apartments on, from 593 ft², in a 23-storey office and retail building with a business club and a pool deck above the podium, handover stated for Q2 2029.

Why consider Samana Business Hub
  1. The monthly plan is extended to an office20% down and 1% a month across 80 months, by post-dated cheques — the structure Samana built its residential business on, published for the commercial building as well.
  2. There is a transaction record to check the entry price againstThe Land Department has recorded 50 sales in the building, AED 1.18m to 2.91m at AED 1.8k–2.12k per ft², the most recent on 17 September 2026. The price is not a claim standing on its own.
  3. A lobby, lift bank and service charge built for offices23 storeys over four basements and around 323 offices and retail units, so the lifts, the lobby and the service-charge pool answer to business tenants and the people visiting them.

Who owns Samana Developers?

What has Samana Developers actually handed over?

Six projects, by the company's own count on its About page as at 27 September 2026, against more than 50 launched. The earliest named completion is SAMANA Hills in June 2022; the most recent are SAMANA Santorini in Dubai Studio City in April 2026 and SAMANA Miami in Jumeirah Village Circle, announced in July 2026. The company states more than 1,300 units handed over in total.

What is Samana's 1% payment plan?

A 20% down payment followed by 1% of the price a month, settled by post-dated cheques. It is Samana's house structure, carried across the residential stock and published for Samana Business Hub too — so an office in that building is bought on the same terms as an apartment.

What is the difference between Samana Business Hub and Samana Business Park?

They are two different buildings. Business Hub is in Downtown Jebel Ali, has around 323 offices and retail units across 23 storeys, and is the one GRAF sells. Business Park is in Majan and sells from AED 2,328,697 on Samana's own index. A third name, Samana Business Park 2, appears in market research but not on Samana's priced index, so it is unconfirmed.

Does Samana publish a price for Samana Business Hub?

Its own index carries the building as "Coming Soon", so the working price comes from the Dubai Land Department: 50 recorded sales between AED 1.18m and AED 2.91m, each with the date it was read. Samana states no tenure and no construction percentage for the building either — ask us for both in writing per unit before you reserve.

Where does Samana Developers build?

Across Dubai's mid-market off-plan districts — Downtown Jebel Ali, Majan, Dubailand, Jumeirah Village Circle, Arjan and Dubai Studio City among them. Its own live index on 26 September 2026 carried Greenfield and Greenfield 2, South Haven, Boulevard Heights, Hills South 3, Imperial Garden, Barari Heights and Portside alongside the two commercial buildings.
