A developer at the start of its record
Tomorrow World is a Dubai developer at the beginning of its record, and that is the first thing a buyer should know about it. The development company, Tomorrow World Real Estate Development, was founded in 2022 under Tomorrow World Group and works from Ubora Towers in Business Bay. Its credentials are checkable: the Dubai Land Department registers it as Developer № 1977 since June 2024, and it holds Dubai Economic Department licence № 1108968. Six projects sit on the Land Department register. None of them has been completed, and the earliest handover date across the whole portfolio is Q1 2027 — which is to say that a buyer paying construction instalments on the building below would be doing so while this developer is still finishing its first.
One person is named. Xu Ma is Founder and Chairman on the group's own About page, and that is the whole of the leadership the company discloses — no chief executive, no board, no shareholder. See "Who owns Tomorrow World?" above for why legal ownership stays unconfirmed: founder, chairman and shareholder are three different roles.
Claims, dated
The group describes itself as having twenty years of global investment expertise. That is the group's trading and investment history, not twenty years of building, and the two are not the same claim. An AED 8 billion pipeline of more than twenty projects for 2026–2028 was announced in December 2025, and a partnership with OCTA Properties covering twenty collaborative projects in January 2026; both reach us through aggregators, with no tier-one outlet behind either, so they are announcements with dates and not results.
The building GRAF sells
On GRAF, Tomorrow World is represented by one building: Tomorrow Commercial Tower 2, a seven-storey office building of about 120 units in International City 2 (Warsan 4), offices of 391–1,705 ft² from AED 680,800, on 20% at booking, 40% through construction and 40% at handover, due Q4 2028. It is the lowest developer-published office entry price in this year's Dubai commercial wave — and no sale has been recorded in it by the Land Department at any price, with no unit listed on any portal on 26 September 2026.
Names to keep apart
Keep the developer's two commercial towers apart, because two published sources have already crossed their prices. Tomorrow Commercial Tower — the first — is eleven storeys in International City 1, with 129 units of 1,166–2,247 ft², a 20/80 plan and handover in Q1 2027. Tomorrow Commercial Tower 2 is seven storeys in International City 2, with around 120 units of 391–1,705 ft², a 20/40/40 plan and handover in Q4 2028. The rest of the register carries Tomorrow 166 and Tomorrow N01 on Dubai Islands, plus three names the company's own website does not show at all — Tomorrow Gem Harbour, Tomorrow Yachtment and The Bay Interiors by Missoni. That last name implies a branded partnership the developer has never announced, and a project title is not an announcement.
Registered in Dubai since 2024, six projects on the register and none delivered yet
