Sobha Hartland 2 is a gated 8-million-square-foot community of lagoons, parks and towers off Al Ain Road in Mohammed Bin Rashid City. The S was announced in July 2025 as its single ultra-luxury address: two residences per floor over most of the tower, one on the top levels, and a four-bedroom footprint of 5,441 ft² — the size of a villa, held high above the lagoon.

The S: a construction-linked payment structure by Sobha.
You can book for AED 300,000 — a fully refundable deposit. The first payment is 20%, then six instalments of 10% fall due every four months from month six, with 20% on handover in Q4 2029. Note the discrepancy in the developer's own material: the headline label was "60/40", while this dated schedule adds up to 80/20. Ask us to confirm the current schedule in writing before you sign.
Why The S Is Worth Knowing in Mohammed Bin Rashid City
For Rent
A prime MBR City address with villa-scale interiors, unobstructed skyline views and ten minutes to Downtown Dubai and Business Bay. Four-bedroom apartments of 5,441 ft² are a category with almost no supply in Dubai — tenants who want that much space normally have to take a villa and give up the view and the concierge. That scarcity is the whole rental argument; at AED 23M the yield is not.
For Resale
Appreciation potential rests on rarity: 95 four-bedroom sky villas in one gated tower, on a lagoon front that cannot be built out. But read the availability note above before you model it. On 7 September 2026 Sobha's own Hartland 2 page did not list The S, propsearch recorded the plot as reassigned to SkyVue Altier, and brokers were still quoting AED 23M — the resale case for a tower whose status is unresolved is a conversation, not a spreadsheet.
