Alva at The Valley

Emaar Properties is selling Alva at The Valley, roughly 196 freehold three- and four-bedroom townhouses on Dubai–Al Ain Road. Portal and broker listings put three-bedroom homes from AED 4.38 million and four-bedroom homes from AED 5.09 million — one broker quotes AED 5.3 million for the four-bedroom instead — on an 80/20 payment plan: 20% on booking, 60% during construction, 20% on handover. Sources that call the same schedule "20/60/20" are describing that one plan, not a second one. Handover is given as Q1 2030.

Two things are not confirmed. The project has no page on Emaar's own website: emaar.com's search returns nothing for Alva, and the official The Valley community page lists 24 sub-projects without it. And the 2 September 2026 launch date attached to this collection is corroborated by no source — the only launch date on record is 31 March 2026, for what appears to be the original Alva release, while the later Alva 2 and Alva 3 collections are still "coming soon" with prices on request.
