The Views at Ardee Downtown

Ardee Downtown, Al Marjan Island, Ras Al Khaimah

An Alnair invitation identifies The Views for a 5 November 2026 launch presentation; its linked Ardee-branded RSVP page confirms the Ardee Downtown masterplan event. Throne Properties and Green Deck independently market studios, one- and two-bedroom apartments at Ardee Downtown on Al Marjan Island. Ardee's own website distinguishes this precinct from the Fairmont-anchored Ardee Waterfront, but does not yet publish a The Views launch pack. Prices, EOI acceptance and actual sales opening are unverified, while broker handover dates conflict.

The invitation and linked masterplan RSVP advertise Thursday 5 November 2026, 7–11pm, at Jannat Al Bahar, Jumeirah Beach Hotel in Dubai. This is the presentation venue; the development is in Ras Al Khaimah. The invitation does not prove that booking or EOI acceptance has opened.

Alnair quotes studios from AED 885,000, while Throne Properties and Green Deck quote AED 888,000. Brokers describe a 50/50 plan with three years after handover, but these figures and terms have not been authenticated against a developer pack. EOI amounts vary by source and unit category; refund and allocation conditions are unknown. Q4 2029 and Q4 2030 handover claims conflict, so no handover date is adopted.

Corroborated broker intelligence, not a confirmed sales opening. The RSVP supports a 5 November masterplan presentation; it does not authenticate every broker claim about The Views. Broker 50/50 post-handover terms remain unconfirmed; Q4 2029 and Q4 2030 handover claims conflict. Original dates of undated broker pages are unknown. The Dubai event venue is not the project's location.

Early report — official confirmation from the developer is still pending.
