Cosmo Developments has officially unveiled Marlin Icon, a 140-residence canal-front development on Al Reem Island, powered and managed by Reportage Group. The official brochure and factsheet confirm 2–4-bedroom residences and duplexes, four retail units and 226 parking spaces across three basements, ground level, four podiums and 21 upper floors. Reportage lists the project as available, but a current unit-level inventory and the actual sales-opening date have not been independently verified. Previously circulated prices, payment options and Q4 2030 delivery remain broker indications.

**Broker price indication:** Alnair's 13 October broker-channel announcement indicates 2BR from AED 1.63m, 3BR from AED 2.51m and 4BR from AED 4.22m. No developer price list was independently inspected. Not confirmed by the developer.

**Payment plan:** Broker-reported options include 10%, 20% or 30% down with 1% monthly instalments, plus lump-sum alternatives. Discounts, final balance, conditions and the complete signed schedule are unverified. (as reported, not confirmed by the developer).
