ALTA Real Estate Development, founded in 2020 by Abdulla Al Tayer, builds two quite different things in Dubai. Under the ALTA name it develops single ultra-prime buildings and one-off villas, each tied to an outside hospitality or fashion brand — this is where Mr. C Residences Downtown, the ALTA project GRAF sells, sits. Separately, through its subsidiary KORO Real Estate Development, it builds mid-market urban apartments at a fraction of that price. Buildings and brand partners

ALTA is known for a small number of buildings rather than for communities, and it names its collaborators on each one. Among the best known are Mr. C Residences Jumeirah on the Dubai Water Canal, drawn by Bernardo Fort-Brescia of Arquitectonica with interiors by Will Meyer of Meyer Davis, and Mr. C Residences Downtown, the Cipriani family's second Dubai address, again by Arquitectonica but with interiors by 1508 London. Others include Maison Margiela Residences on Palm Jumeirah — the fashion house's first residential project anywhere, with interiors by A++ and Carlo Colombo — and Villa Gaia, a one-off private estate on Jumeirah Bay Island by the Dubai studio VSHD. Outside the ultra-prime tier sits KORO One in Jumeirah Garden City, and Inhabit in Al Quoz takes the company outside housing altogether, converting warehouse space into a retail and creative quarter. Further work, including a private beachfront villa in Umm Suqeim 3, is in build and not all of it is publicly detailed.

Who owns ALTA Real Estate Development?

ALTA Real Estate Development is privately held by its founder, Abdulla Al Tayer, who runs the company as Managing Director. Mohammad Al Tayer is Deputy Managing Director, Hawazen Esber is Group Chief Executive Officer and Giuseppe Noto is Chief Executive Officer for development and sales. It is a boutique house rather than a volume builder: registered with the Dubai Land Department as a developer since December 2020, it has finished two residential buildings and one private villa in the six years since, and has four more projects in build or in development. How ALTA differs from other Dubai developers

ALTA is not a community builder. It buys single plots inside built-up Dubai and puts one branded building on each, which changes where it works, what it sells and how fast. Its ownership is private and unpublished — see the ownership answer above.

What is Mr. C and who is behind it?

Mr. C is a hospitality and residences brand run by fourth-generation Cipriani family members Ignazio and Maggio Cipriani, who also put the name on hotels and residences in the United States, among them Boca Raton and West Palm Beach. In Dubai the Ciprianis are the brand and design partner; ALTA is the developer on both Dubai buildings in every published source, and it is ALTA, not Mr. C, that a buyer contracts with.

Has an ALTA building been rated or awarded by an outside body?

Twice. On 17 December 2024 UL Solutions gave Mr. C Residences Jumeirah a Gold UL Verified SPIRE Smart Buildings Rating, the first all-residential building in the world to hold one and, at that date, the highest verified SPIRE rating for any property type; UL Solutions names Alta Real Estate Development as owner and Dubai Dawn Distinguished Construction Company as contractor. The same building won Best Luxury Residential Development at the Luxury Lifestyle Awards 2022.
