Expo Valley — A Community Inside a Nature Reserve
Expo Valley is Expo City Dubai's residential district and the first development in the UAE to give 60% of its land to green space. Its «folded earth» topography creates a cooler microclimate around a one-kilometre wadi stream, a lake stocked with fish and a fenced reserve where gazelles roam. Inside it: Shamsa townhouses of 3–4 bedrooms, Yasmina duet villas of 4–5 bedrooms and Maha standalone five-bedroom villas — 165 homes in the first phase, launched from AED 3.4M, with residents moving in from early 2026.
Expo City Dubai
Expo City Dubai is the UAE government-owned master developer of the Expo 2020 legacy site — a 15-minute city with its own metro station, schools and cultural anchors. Expo Valley is its residential flagship, and the supply logic is unusual: only Expo City itself and Emaar may build inside the district, so the community cannot be diluted by third-party towers.
Phase 1 — 165 homes launched in March 2023 from AED 3.4M — sold through, with Shamsa's first phase sold out before the second launched in September 2023 at AED 3.6M. Yasmina duet villas opened from AED 6.1M and Maha standalone villas from AED 13M, all on the developer's post-handover payment plan.
