Dubai Islands Villas 2026: Bay Villas, Bay Estates & What to Avoid

Nakheel's five islands off Deira are the newest coast in Dubai — and the most misunderstood. Portals list dozens of 'villa' projects here; strip away the branding and exactly two true villa communities exist, with a third boutique hybrid and a golf-island pipeline behind them. This is GRAF's research-based guide: what actually stands on the islands in 2026, what it cost at launch, what it asks today, and the traps we ruled out one by one.

Dubai Islands Villas 2026: Bay Villas, Bay Estates & What to Avoid

Dubai Islands started life in 2004 as Palm Deira, was scaled down into Deira Islands in 2013, and was relaunched under its current name in August 2022: five reclaimed islands directly off the Deira coast — about 17 sq km, 60 km of waterfront and some 20 km of beaches. In 2026 it is one of the fastest-selling waterfront markets in the city, and also one of the messiest to research: apartment towers borrow the word "villa" for branding, headline plot deals from a different island get attributed here, and at least one widely-reported "villa collection" doesn't survive a fact-check. We went through it product by product; here is the clean picture.

Five islands, two bridges, zero schools — the map in one minute

Nakheel's official island names are Marina, Central, Shore, Golf and Elite; sales materials letter them A–E, and the letter-to-name mapping varies between sources, so treat any A–E diagram with caution. What matters for a buyer: the urban hub with the future Deira Mall sits on the central island; the beachfront family island carries Bay Villas and the boutique launches; a golf island is planned around a 9-hole course and country club; and the smallest, fully detached island is reserved for one private villa community — Bay Estates.

Access today is a single main corridor: the Infinity Bridge over Dubai Creek and Al Khaleej Road through Deira. Two more crossings are under construction — a bridge from Abu Baker Al Siddique Road, roughly half complete, and an RTA-approved AED 786M four-lane bridge from Bur Dubai. There is no metro on the islands; Gold Souq station is 10–25 minutes by car depending on traffic. Dubai International Airport is about 18 minutes, Downtown about 26. And the number every family needs before the glossy renders: there are zero schools on the islands, none announced with dates, so the school run crosses the bridge daily — Al Ittihad in Mamzar is around 13 minutes, the Al Nahda cluster around 15 on a good run.

Bay Villas — the flagship on Island B

Bay Villas is the master developer's flagship and, for now, the only pure villa-and-townhouse community Nakheel — a member of Dubai Holding Real Estate, and a separate brand from its sibling Meraas — has actually launched on the islands: 615 homes across townhouses, semi-detached and standalone villas, with a private beach, a central park running to the waterfront, pool houses, a clubhouse and sports courts designed in from the start.

The pricing history is unusually clean. At launch in February 2024, 3-bedroom townhouses started from AED 4.0M (about AED 1,175/sqft), semi-detached from AED 5.2M, 4-bedroom garden villas from AED 8.5M and 5-bedroom waterfront villas from AED 13.8M, on an 80/20 plan. In mid-2026 the developer inventory shows sold out, and the resale market asks AED 4.7–6.8M for townhouse formats and AED 1,400–1,900/sqft across villa listings — roughly 17–25% above entry pricing in two and a half years. These are asking prices, not registered sales, so read them as a ceiling rather than a valuation.

One point worth settling, because listings muddle it constantly: Bay Villas was launched once, on 21 February 2024, and has never been released in numbered phases — there is no "Bay Villas Phase 2" whatever an agent tells you. The phased product on Dubai Islands is Bay Grove Residences, which is apartments, sold across four releases between October 2024 and its final phase in July 2025.

Now the honest part, and it is the single most important number in this guide: Nakheel's own construction tracker showed Bay Villas at 16.7% complete in June 2026, against a stated handover of Q2 2027. Substructure is largely done and infrastructure is around half-built, but a community that is one-sixth built twelve months before its handover date carries material slippage risk into 2028. We would price that risk into any resale negotiation — sellers currently do not. Full unit mix, the official floor plans and the 80/20 schedule are on our Bay Villas page.

Bay Estates — the private island play

Bay Estates, launched in March 2026, is the reason the smallest island exists: one gated community of roughly 150 villas and townhouses, a ~1.3 km private beach, a 3,800 m² clubhouse and marina access — and nothing else. No hotels, no towers, no tourists; residents drive to the central island for the mall, school and hospital. It is the only fully private villa island in Dubai, which is exactly the pitch.

The launch ladder: 3-bedroom townhouses from AED 4.7M, 4-bedroom from AED 6.8M, 5-bedroom villas from AED 16.6M, 6-bedroom from AED 22M and 7-bedroom beachfront from AED 40M, on an 80/20 plan with handover guided at late 2029. One caution we would not skip: as of August 2026 Nakheel has not published a press release or official documentation for Bay Estates — every detailed number in the market, including these, is broker-grade. The community is real and selling; the fine print is not yet official. Sizes and unit counts may move when Nakheel formalises the spec.

Silena — the boutique hybrid on the beachfront

Silena by Avenew Development sits in the beachfront cluster of Island B and is technically an apartment project — two G+7 buildings, 137 units — but it earns a place in a villa guide because its podium and beach level carry townhouses with double-height ceilings and ground-floor villa units with private pools, topped by penthouses and "sky villas" of up to 12,000+ sqft. Entry starts around AED 2.6M for a 1-bedroom; registered transactions run AED 2,667–3,985/sqft — Palm-adjacent pricing — with a 50/50 plan and handover guided at Q2 2028.

The trade-off is developer track record: Avenew was founded in 2024 and this is a first delivery, albeit with an ex-Emaar/Nakheel leadership bench and an advisory board that includes a former Emaar CEO. Boutique beachfront with true ground-level villa formats is genuinely rare on the islands; paying nearly four thousand dirhams a square foot for it on an unproven island is a conviction trade.

Island E — the villa-only island Nakheel has not announced yet

Since December 2025 brokers have been marketing a Nakheel villa release on Island E — the first villa product on the islands since Bay Villas, and on an island planned with no towers or apartments at all, its own entry point and private beach access. The quoted entry ladder is 3-bedroom townhouses from AED 4.7M, 4-bedroom villas from AED 6.8M, 5-bedroom from AED 16.6M, 6-bedroom from AED 22M and 7-bedroom from AED 40M, on Nakheel's standard 80/20 plan.

Treat every one of those numbers as broker-quoted, not developer-published: Nakheel has not put this release on its own site — it appears in neither the new-launches section nor the sitemap — and no official floor plans or even a final community name exist yet. We are not building a project page on broker material. When the developer publishes, we will. Until then the useful read is directional: the island is being positioned above Bay Villas, and Bay Villas itself is quoted around AED 1,650/sqft two years after launch.

Islands C and D — the golf pipeline

Two more villa addresses exist so far only on the masterplan. The wellness island is planned around an 18-hole championship course with what brokers describe as exclusive villa-and-townhouse enclaves; the country-club island pairs a 9-hole course and tennis academy with over 300 planned golf-front villas. Neither has launched, and no pricing exists. If Bay Villas' trajectory is a guide, these will open at a premium to today's island pricing — they are a watch-list item, not a product.

Sold as a "villa" here, but an apartment — the traps

This is the section that saves buyers money. The islands' best-marketed residences are the Villa del series by Mr. Eight Development — Villa del DIVOS, GAVI and BRUNELLO. Despite the names, all three are apartment towers (with some duplexes); DIVOS is a 15-storey building whose penthouse traded at AED 28.1M. They are successful products — the developer passed AED 2bn in Dubai Islands sales this June — but they are not villas, and portals routinely mislabel them.

Three more corrections from our research. First, the record-breaking beachfront plot deals you may have read about — Dh1bn across three plots in two months — happened on Naïa Island, a separate ultra-prime private island, not on Dubai Islands; don't let those comps inflate your expectations here. Second, a widely-syndicated report of a 500-villa "Pearl Collection" by Nakheel breaking ground on the islands is not confirmed by any Nakheel source, portal or registry we checked — we treat it as unsubstantiated until the developer says otherwise. Third, DAMAC Islands is not on Dubai Islands at all — it is a mainland Dubailand community near Arabian Ranches, a conflation we see constantly in listings.

Market context, not a villa product: the apartment pipeline next door

Nothing in this section is for sale as a villa. It is here for one reason only — an apartment site next to your plot is noise, dust and a crane outside the window until it tops out, and that is a fact you buy along with the villa.

Context matters for anyone buying a villa into a construction zone: the islands are absorbing an enormous apartment pipeline — Ellington's Cove series and the AED 1.1bn Meriva Collection, Imtiaz's Cotier House and Beach Walk series, Rixos and Bay Grove Residences by Nakheel, JW Marriott Residences and dozens more. Construction starts keep coming — DHG's Helvetia Marine broke ground this June after selling out — which supports the district's momentum, and guarantees years of active sites around any villa handed over before 2029. Budget for that reality.

Plots and custom builds: why the maths says no

A question we get from villa clients every month: "can I just buy a plot on the islands and build?" As of mid-2026, no — and not because of rules, but because of maths. There is no retail market of individual villa plots here; Nakheel sells master-plan parcels to developers, and what circulates between land brokers is apartment-building land. Asking prices run about AED 500–700/sqft for inner high-density parcels and AED 1,300–2,600/sqft for prime waterfront. Work the example: a hypothetical 10,000 sqft waterfront parcel at AED 2,000/sqft is 20M for land alone; add a quality 8,000 sqft build and soft costs and you pass AED 31M and three-plus years — against a finished Bay Estates 6-bedroom at 22M on a payment plan. The plots market on Dubai Islands is a developer's game; the developer-built villas are the rational route in.

Prices, yields and the honest trade-offs

The core numbers, put side by side. Island villas average about AED 1,871/sqft against apartment averages of AED 2,165–2,527/sqft — and roughly 55% below Palm Jumeirah on a per-square-foot basis, which is the entire investment thesis in one line: genuine beachfront villa living at a deep discount to the established palm, with the discount expected to narrow as bridges, the mall and the golf courses land. Financing has also widened — a dedicated mortgage programme for Nakheel home buyers launched this year — and every villa on the islands clears the Golden Visa threshold.

Against that: villa gross yields here run around 4.9% — below the Dubai villa average — so this is a capital-appreciation and end-user play, not an income play. Add the single-bridge dependence until the new crossings open, the daily off-island school run, no hospital or major supermarket on the islands yet, and delivery risk on the masterplan's headline amenities. None of this is disqualifying; all of it belongs in the price you offer.

Who should buy on Dubai Islands

  • End-user family set on the sea: Bay Villas resale — but negotiate against the 16.7% construction reality, and plan schooling off-island.
  • Privacy-first buyer with a 2029 horizon: Bay Estates — the only private-island community in Dubai, entered at launch pricing; wait for Nakheel's official spec before finalising on the larger tiers.
  • Boutique beachfront believer: Silena's ground-floor villa formats — rare product, first-time developer, priced accordingly.
