The price per square foot of a Dubai villa tells you almost nothing. Two 4-bedroom homes of identical size, both handing over in 2029, can differ by four times in price — and the difference is not the house. It is the plot, the road it sits on, and whether the amenity around it is built or promised.

That is why this page is sorted by community rather than by unit. The projects below run from AED 1.2M at Tilal Al Ghaf to AED 9.92M at Sobha Elwood, and they sit in three distinct belts: the Dubailand villa belt inland, the Dubai South corridor around the new airport, and the waterfront and island addresses where supply is fixed and will not grow.

The rental side of that split is visible in the market data — the read that apartment and villa rents are moving differently in 2026 is worth a look before you model a yield on a villa the way you would on a tower unit. Villas are a slower, lumpier asset: fewer comparables, longer voids, larger swings.
