Al Ghurair Development company profile

Al Ghurair Development is the freehold real-estate arm of Al Ghurair, the Dubai family conglomerate built since 1960 across six sectors — foods, resources, mobility, energy, construction and property. Its Cars Taxi fleet, launched in 2000, was the region's first franchise taxi operation; its foods division has been milling flour since 1976. The property arm now sells under two brands: Al Ghurair Development for freehold apartments in established districts, and Al Ghurair Collection for super-prime residences. GRAF sells one of its addresses — The Weave in Jumeirah Village Circle, a 130-apartment tower whose facade is modelled on safafa, the traditional Gulf craft of weaving palm fronds, now under construction and covered in GRAF's off-plan guide. See "Who owns Al Ghurair Development?" below for the family behind it.

Buildings the name is known for

Al Ghurair's construction history runs four decades ahead of its freehold arm. Al Ghurair Centre in Deira opened in 1981 as the first modern shopping mall in the region and still draws shoppers to more than 300 stores today, with the 428-room Swissôtel Al Ghurair attached — Swissôtel's first hotel in the UAE when the property rebranded from Rotana management in 2017. The group's aluminium division clad the Burj Khalifa in a joint venture with Far East Aluminium: 24,348 panels, with the highest aluminium facade installation on record reached less than a year after work began. Under the freehold arm, the design story continues — The Weave in Jumeirah Village Circle; Wedyan – The Canal on Dubai Canal, Kengo Kuma's first residential commission in the UAE, its tower wrapped in dune-shaped textured panels; towers planned for Wadi Al Safa 3 and Dubai South; and the Al Jaddaf masterplan, the arm's largest project to date, led by Pelli Clarke & Partners — the practice behind the Petronas Towers — in its first Dubai commission.

What this means for a buyer

The whole freehold programme moved fast: The Weave unveiled in November 2025 with its first release sold out at launch, Geo Foundation Group appointed enabling-works contractor that December, and ground broken in February 2026, with Al Ghurair Collection, Wadi Al Safa 3, Dubai South and the Al Jaddaf masterplan following by April. Because the entity signing the sale and purchase agreement is this new arm, buyer protection here runs through the same escrow law as every registered off-plan project in Dubai: payments sit in a project escrow account under Law No. 8 of 2007, released to the developer only as RERA-verified construction progress is reached, with 5% held back for a year after handover against defects. Every appointment and milestone behind this page — architects, contractors, groundbreaking dates — is published, one by one, in the company's own newsroom, checkable against dated public sources before you sign.

Who owns Al Ghurair Development?

Al Ghurair Development is the freehold real-estate arm of Al Ghurair, the Dubai family group founded in 1960 by Saif Ahmad Al Ghurair, a pearl trader's son who went on to build the UAE's first cement factory, flour mill and sugar refinery. The legal entity behind the arm is Al Ghurair Investment LLC, held by the Al Ghurair family. The group ranks among the largest family-owned conglomerates in the UAE: Forbes Middle East placed it sixth on its Top 100 Arab Family Businesses in both 2024 and 2026, with more than 28,000 employees as of May 2026 and family wealth put at $4.5 billion. The name is familiar to anyone who lives in Dubai — Al Ghurair Foods and its Jenan flour and pasta brands, the Cars Taxi fleet, and Al Ghurair Centre in Deira with the Swissôtel attached to it are all part of the same group, and the family holds a 32 per cent stake in the DFM-listed Mashreq bank, one of the UAE's oldest banks, founded by Abdulla bin Ahmad Al Ghurair in 1967. Sultan Al Ghurair is chief executive of Al Ghurair Development and John Iossifidis is group chief executive, running a family business that has shaped Dubai's banking, retail and skyline for six decades.

How Al Ghurair differs from other Dubai developers

Al Ghurair Development is part of Al Ghurair, the family group behind it. Al Ghurair was founded in Dubai in 1960 and has grown into one of the largest family-owned conglomerates in the UAE. That makes the Al Ghurair family one of Dubai's oldest business names, with six decades of building, banking and retail behind this new residential arm.

Backed by a six-decade family group
Al Ghurair Development is the freehold arm of Al Ghurair, a Dubai family group founded in 1960. Forbes Middle East ranks the family sixth on its Top 100 Arab Family Businesses list, with more than 28,000 employees across the group.
The group is already a major Dubai builder
Al Ghurair's construction arm has completed more than 100 major projects over 50 years of engineering work, and its property team already manages more than 20,000 residential and commercial units across the region.
The family's own mall is one of Dubai's landmarks
Al Ghurair Centre in Deira, opened in 1981, was the first modern shopping mall in the region and is still run by the family today — more than 240 outlets after its 2013 expansion.
A location built for daily life
The Weave sits in Jumeirah Village Circle, between Al Khail Road and Sheikh Mohammed Bin Zayed Road — about 15 to 20 minutes to Dubai Marina and 20 to 25 minutes to Downtown Dubai, in a community with more than 30 parks, schools and everyday retail already open.
An accessible entry price
The Weave starts from AED 1.38 million in Jumeirah Village Circle, with a 10% deposit and a payment plan that stretches across construction — a low entry point for a signature-architect address.
A different signature architect on every address
Joe Adsett designed The Weave and Kengo Kuma designed Wedyan, with three more international practices already named for projects still to come — a different architect for every building the arm builds.
Why GRAF recommends Al Ghurair

GRAF sells one Al Ghurair address: The Weave, a 130-apartment tower in Jumeirah Village Circle from AED 1.38 million, handing over in 2028. It suits a buyer who values the six-decade parent group behind the price and a named international architect on a boutique, single-tower address.

Why consider The Weave
  1. Construction is already under wayGeo Foundation Group was appointed enabling works contractor on 17 December 2025, Turner & Townsend is project management consultant, and ground was broken on 4 February 2026 — dated steps you can check against the developer's own newsroom before you pay anything.
  2. A boutique tower in a high-volume district130 apartments of 745 to 2,221 sq ft in one G+5P+13F+R building, in a district where towers commonly run to several hundred units. The company says the first release sold out at launch.
  3. Payment weighted towards completionThe Weave is offered on a 50/50 plan — 10% to reserve, 40% in milestones across construction, 50% at handover — with a 60/40 alternative. Half or more of the money falls due only when the building is finished.

Al Ghurair — frequently asked questions

Who owns Al Ghurair Development?

Al Ghurair Development is the freehold real-estate arm of Al Ghurair, the Dubai family group founded in 1960 and held by the Al Ghurair family. The legal entity is Al Ghurair Investment LLC, named on the company's own About page.

Source: Al Ghurair Development — About us

Is Al Ghurair Development the same company as Al Ghurair Group?

No. Two Dubai groups carry the name, and Forbes Middle East lists them separately in its Top 100 Arab Family Businesses 2026: Al Ghurair at number six, at al-ghurair.com, is the parent of this developer; Al Ghurair Group at number nine, at alghurair.com, was founded by the late Saif Al Ghurair and holds Saif Al Ghurair Real Estate, Gulf Extrusions and BurJuman Mall. Figures published by one do not describe the other.

How many homes has Al Ghurair Development delivered?

The freehold arm is brand new — launched 12 November 2025 — so its first handover is still ahead, due in 2028 with The Weave. The 20,000-plus units the company publishes is the wider family group's six-decade total for building and management, a separate count from the new arm's own record.

What is The Weave and when does it hand over?

The Weave is a single residential tower in Jumeirah Village Circle designed by Australian architect Joe Adsett — the freehold arm's first building. It holds 130 apartments of 745 to 2,221 square feet. GRAF's price list starts at AED 1,381,100 on a 50/50 payment plan, with 60/40 also offered. On handover, published sources vary slightly: the developer's own page states Q1 2028 and quotes from AED 1.3 million on a 40/60 plan, the groundbreaking release says 2028, and the payment schedule GRAF works from runs to Q2 2028 — confirm the exact date written into your contract.

What is Al Ghurair Collection?

Al Ghurair Collection is the super-prime residential brand of Al Ghurair Development, launched on 10 October 2025. Its first project is Wedyan on Dubai Canal, designed by Kengo Kuma in his first UAE commission: 46 storeys and 149 residences of three to five bedrooms from 5,340 to 13,086 square feet, two full-floor penthouses and a three-storey sky villa of about 43,860 square feet, from AED 26 million.

Who designs Al Ghurair Development's projects?

A different practice on each one. Joe Adsett Architects at The Weave, Kengo Kuma and Associates at Wedyan, Neri&Hu at a tower in Wadi Al Safa 3 near Al Barari, Aires Mateus in Dubai South, and Pelli Clarke & Partners on the Al Jaddaf masterplan. Kengo Kuma and Associates publishes its own record for Wedyan — 45 floors above ground, three basement levels, an 83,500 sq m site, construction from May 2026.

What is the Al Jaddaf masterplan?

About one million square feet of residential, commercial, cultural and hospitality space across the creek from Dubai Creek Harbour, planned on a five-minute-city principle. Pelli Clarke & Partners — the practice behind the Petronas Towers and the Porta Nuova district in Milan — was named masterplan architect on 14 April 2026, its first masterplan in Dubai. The site sits beside a planned Etihad Rail high-speed station and the Creek Metro. No construction date has been published.

Does Al Ghurair Development publish financial results?

Al Ghurair Investment LLC is a private family company and does not publish public accounts or list on any exchange, so there is no audited revenue, profit or backlog figure for the developer or the group. The figures it does publish are the project details and the group counters on its own About page.
