Joy is the townhouse address of Arabian Ranches III, Emaar’s third and largest Ranches master plan on Sheikh Zayed Bin Hamdan Al Nahyan Street. Handover completed in April 2023, so this is a delivered community with residents, not a launch: the clubhouse, splash pads, cricket pitch, skate park and central park are built. Joy handed over in April 2023 — the market here is resale, not a developer plan.
Joy sold off-plan on Emaar's 60/40 structure — 5% on booking, 5% within 30 days, then 5% every four months across nine instalments, 5% on completion and the 40% balance spread over two years after handover. That schedule closed when the cluster completed in April 2023. Buyers today purchase from existing owners: a deposit on the MoU, then settlement at DLD transfer, with mortgage terms set by the bank rather than the developer. The 4% DLD transfer fee and agency fees are charged on top.
Why Arabian Ranches III is a Smart Dubailand Investment
For Growth
Live listings run from around AED 1.84M for a three bedroom duplex to AED 6.75M for the largest Caya II villa, with Bliss 2 asks at AED 3.2–3.95M and Anya 2 at AED 2.9–4.4M. These are asking prices rather than registered sales, so read them as the top of the range — but the Ranches name has held its premium across two previous generations.
For the Long Hold
A finished Emaar community with a park, lagoon and clubhouse already built, in the belt where every 2024–25 mega-launch is now under construction. The honest counterweight: as those launches hand over in 2028–2030 they will add tens of thousands of homes to this corridor, and a delivered community competes with new stock on price.
