Haven by Aldar — the near-term keys
Still available: resale only — the developer sold out to a single unit — but the resale market is deep and transparent, with three-bedroom townhouses from about AED 2.9–3.3M. The case: Haven hands over from Q3 2027, the earliest Aldar keys in Dubai, inside a wellness master plan (treehouse community centre, clubhouse per cluster, school in-plan) that has already re-rated +30–45% per square foot since its 2023 launch. Still available: the current developer release (from AED 6.5M for three-bedrooms) and The Acres Estates collections to AED 22.2M. The format is the moat: standalone villas only — no townhouses, no towers — around swimmable lagoons and seven themed gardens, with AED 4.3 billion of construction contracted toward an official August 2028 completion. Still available: all three villa types at the developer — the only community on this list where that is true. Elwood is Sobha's ~225-villa forest plan on the E66 corridor: 4-bedrooms from AED 9.92M, 6-bedrooms from AED 14.39M, every villa with a private pool, and handover in June 2027 — the earliest keys of Dubailand's new wave. What didn't make the list — and why
- Sobha Reserve — handing over this year, but developer stock is gone and asking prices have cooled −4% YoY: a resale negotiation, not a launch buy.
