Sobha Reserve — 300 Standalone Villas, Built to Sobha's Own Spec
Sobha Reserve is the developer's villa statement in Dubailand: more than 300 standalone homes across 3.47 million square feet in Wadi Al Safa 2, laid out along tree-lined streets and interconnected parks. Every villa is a three-storey house — ground, first and a terrace floor — with a private garden, private pool, panoramic terrace, maid's room and two-car garage, starting at 4,983 square feet for a four bedroom. Sobha builds its own projects in-house, and the finish level here is the argument. Construction began in October 2023, handover was guided for mid-2026, and the developer's inventory page now reads empty.






Sobha Realty
Sobha is Dubai's backward-integrated developer — it designs, engineers and builds in-house rather than tendering to contractors, which is why its handover quality is the benchmark other developers get measured against. Sobha Reserve was announced at Cityscape Dubai in November 2022 and launched for sale in May 2023, with construction starting that October. The DLD records the project value at AED 1.36 billion.
The community is now effectively closed at developer level: Sobha's own villa inventory page returns no available properties, so buyers trade with existing owners. Sobha markets four and five bedroom villas today, although the December 2023 brochure documents six bedroom types as well.

Sobha Reserve — Wadi Al Safa 2, Dubailand
The community sits in Wadi Al Safa 2 between Sheikh Mohammed Bin Zayed Road and Sheikh Zayed Bin Hamdan Al Nahyan Street, with Al Barari, Majan, The Villa, Liwan and Arabian Ranches III as neighbours. Sobha's own product page puts Ras Al Khor Wildlife Sanctuary at 13 minutes, Business Bay at 17, Dubai International at 18, The Dubai Mall at 19 and Downtown Dubai at 21.

Sobha publishes a single structure for Sobha Reserve — 60% during construction and 40% on completion — and no dated instalment schedule; the 75-page brochure contains no payment page at all. Because the developer's own inventory is sold out and handover was guided for mid-2026, most buyers here are settling the balance on a resale rather than starting a plan. The 4% DLD registration fee is charged on top of the price.

The DLD launch record starts the project at AED 8.01M in 2023; four bedroom resale asks now run AED 8.15–10.5M, or roughly AED 1,745–2,081 per square foot, and Sobha's own landing page quotes a starting price of AED 9.3M. Land plots inside the community registered in 2026 at AED 9.14–14.17M.
For the Long Hold
Detached villas of 4,900–7,100 ft² with private pools, built in-house by Sobha, in an established Dubailand pocket next to Al Barari and Arabian Ranches III. The honest caveats: there is no developer stock left, plot sizes are published nowhere official, and five and six bedroom resale comparables are currently thin.
