Sobha Realty is the real estate business of Sobha Group, whose heritage began in 1976 with P. N. C. Menon. The company develops luxury communities and residences in the UAE, with activity across Dubai, Umm Al Quwain and Abu Dhabi.

Sobha describes an integrated delivery model in which design, construction, materials manufacturing and project management are coordinated within the group. This approach is a central part of the company’s published development model.

Its current UAE portfolio includes Sobha Hartland and Hartland II in Dubai, Sobha One, Sobha Siniya, Downtown UAQ, Sobha Central and Sobha City in Abu Dhabi. In 2026, the company announced planned handovers across Dubai and new financing and technology partnerships.

GRAF currently features Sobha Elwood, Sobha Reserve, The Woods at Sobha Sanctuary and Sobha City Abu Dhabi. Consult the official project material for current availability and terms.

How Sobha differs from other Dubai developers

Sobha Realty keeps its shares private and its debt public. Three listed sukuk oblige it to publish audited accounts and a per-project handover table twice a year, which is more than most private Dubai developers put on paper.

Private equity, listed debt
No shares trade on any exchange, but three sukuk are listed on the London Stock Exchange and Nasdaq Dubai, so audited statements and investor updates are published twice a year.
Two rating agencies cover it
Moody's rates the parent, PNC Investments LLC, at Ba2 stable. S&P rates it BB stable.
It builds what it designs
Design, engineering, materials manufacturing, construction and interiors sit inside the group, with 450+ in-house architects and an own workforce of 55,000+.
The handover schedule is published per project
The H1 FY26 investor update lists each 2026 project with its unit count, sold percentage and completion percentage.
It builds in three emirates
Dubai since 2003, Umm Al Quwain since the Al Siniya Island agreement of July 2024, Abu Dhabi since Sobha City launched in April 2026.
Its name is on the Dubai Metro
RTA renamed Dubai Marina station Sobha Realty station in August 2021.
Why GRAF recommends Sobha

Sobha Realty publishes a per-project handover table twice a year, so a buyer can check the completion percentage of the exact tower or villa cluster named in the contract rather than the developer's overall record.

What the record shows
  1. Completion is stated project by projectAt 30 June 2026 Crest Grande and Waves Opulence stood at 100% complete, Creek Vista Heights at 92%, Sobha One at 85%, Sobha Reserve at 81%, Verde by Sobha and Sobha Estates I at 80%.
  2. The 2026 programme is the largest so far6,819 Dubai homes worth about AED 21.6bn, of which 1,300+ were handed over in the first half of the year.
  3. Contracted work is disclosedAbout AED 29bn of revenue backlog at 30 June 2026, against a pipeline of 41,500+ units.
What to check before signing
  1. The completion percentage of your own projectThe investor update gives it per project and it is restated every six months. Read the current one rather than an older summary.
  2. Which emirate and which regulatorDubai projects sit under RERA escrow rules; Umm Al Quwain and Abu Dhabi projects do not. Confirm which authority registers the sale.
  3. Payment plan and handover quarter of the specific releaseTerms differ by tower and by launch. Confirm them against the current price list for that project.
