WAADA masterplanned community

Who owns BT Properties?

BT Properties is private and unlisted. Its own head-office release calls the company the international arm of Bahria Town, and Bahria Town's homepage links out to btproperties.ae, so both sides state the relationship in writing. Malik Riaz Hussain is Bahria Town's founder and chairman, and Khaleej Times and Construction World print him as chairman and founder of BT Properties; Ahmed Ali Riaz Malik is chief executive. Dubai South's release names its land-agreement counterparty as BT Holding LLC, Dubai. No shareholder register, audited account or exchange filing has been published, so no percentage is given here.

Is BT Properties the same company as Dubai South?

No. Dubai South is the 145 sq km Dubai Government master development launched in 2006, and it owns the land. BT Properties is the developer that signed an agreement with it on 6 December 2024 to build a gated community inside the Golf District. Dubai South's own residential projects, such as HAYAT, South Bay and Pulse Beachfront, are separate from WAADA.

On 5 June 2025 Khaleej Times quoted Group CEO Ahmad Ali Riaz Malik giving apartments from AED 460,000 and townhouses and villas from AED 2.7 million, with delivery in the fourth quarter of 2028. That price list is more than a year old. The August 2025 construction-start release states a 70/30 payment plan with post-handover options.

When was BT Properties founded?

The company does not publish a UAE founding year. Its About page tells Bahria Town's 30-year history rather than giving an incorporation date for the UAE entity, and no year appears in any release. The earliest dated public act is the Dubai South agreement of 6 December 2024, followed by the head office opening on 10 January 2025.
