Waada is the UAE debut of Bahria Town, the developer behind Pakistan's largest private master-planned cities, building here as BT Properties. The community sits in Dubai South next to Azizi Venice and near the Discovery Land estate, laid out as three residential clusters with roughly 40% of the land given to open green space. BT Properties is the UAE arm of Bahria Town, the developer behind Pakistan's largest private master-planned cities. Waada is its first project outside Pakistan. Bahria Town has built master-planned communities at very large scale in Karachi, Lahore and Rawalpindi over three decades.
None of that record is a UAE delivery record, and that is the honest headline here: Waada is a first project in a new market, under a different regulator, with no local handover to inspect. Treat every date and specification as provisional until construction proves it out.
