Aspirz – 266 Offices on Floors 2–15 of Danube's Dubai Sports City Tower
Two hundred and sixty-six offices on floors 2 to 15 of Danube's mixed-use tower in Dubai Sports City, furnished and smart on handover, with a business centre, a podcast room and an infinity pool in the building. Aspirz is the first Danube tower to put offices on one per cent a month. Offices from AED 850,000 (Danube's own office page, Sep 2026), handover Q4 2028.
Aspirz Dubai Sports City
A 40-floor mixed-use tower on a 37,000 ft² plot in Dubai Sports City, built by Danube Properties. The 266 offices sit on floors 2 to 15 with their own street entrance, and are handed over fully furnished, smart and convertible with hotel-managed services.

Danube Properties
Danube Properties is the property-development arm of Danube Group, founded and chaired by Rizwan Sajan. The Group has traded in the UAE since 1993, runs businesses from building materials to furniture retail and facade manufacturing across nine countries, and the property arm is known in Dubai for one thing above all — the 1%-a-month payment plan it sells under the Danube Assist name. Aspirz is the first Danube building to extend that plan to offices. A 698-unit tower pays for what 266 offices could never have carried on their own: more than thirty amenities, hotel-managed services, an infinity pool, a cinema and a golf simulator, with the office floors low in the building and a street entrance of their own. That is the argument for buying an office inside a mixed-use Danube tower instead of a standalone commercial block.
The plan is why this building was news. At its launch on 22 August 2025 Danube extended its signature 1%-a-month structure to office ownership for the first time, covered by the trade press as an industry first for Dubai commercial property. Danube's other commercial tower is Shahrukhz on Sheikh Zayed Road, from AED 1,900,000, whose primary sold out on launch day around 11 December 2025. See the full Danube Properties developer profile.

Aspirz – Dubai Sports City, two minutes from Sheikh Mohammed Bin Zayed Road
Dubai Sports City is the stadium-and-academies quarter off Sheikh Mohammed Bin Zayed Road, and a decade of building has turned it into an ordinary mid-rise neighbourhood with a cricket ground in the middle of it. The roads are what make an office here work: about two minutes to Sheikh Mohammed Bin Zayed Road, three to Al Khail Road and eight to Sheikh Zayed Road, so most of working Dubai sits inside half an hour of your desk without a business-district address to pay for. Around the tower are the academies, the stadium and the villa and apartment communities whose small companies, clinics and professional services are the tenant pool.
- Sheikh Mohammed Bin Zayed Road about 2 minutes, Al Khail Road about 3
- Sheikh Zayed Road about 8 minutes, Dubai Mall about 18
- Burj Al Arab about 15 minutes, Dubai Marina 16, JBR 18
- A 37,000 ft² plot in Dubai Sports City
- 266 offices on floors 2–15, below the hotel-apartment band
- Separate entrances for the residences and the offices
- Fully furnished, smart and convertible, with hotel-managed services
- Business centre, content-creation studio, podcast room
- Golf simulator, sky jogging track, gym, health club
- Padel, tennis, basketball and cricket courts, snooker, table tennis
- Infinity pool, cinema, café, BBQ area, prayer hall, yoga decks
Aspirz
Offices with a podcast room, a golf simulator and an infinity pool.
Fourteen floors of offices under a building with more than thirty amenities — a business centre and a content studio for the work, a gym, a sky jogging track, padel and tennis courts, an infinity pool and a cinema for the hours around it. It is an easy building to spend a working day in.
266 Offices on Floors 2 to 15
The office band is fourteen floors deep and low in the tower, with a street entrance of its own and 432 hotel apartments above it from floor 17. A short lift to your desk.
Furnished, Smart and Convertible on Day One
Danube hands these offices over furnished and smart, with the convertible layouts it builds its homes around — so you move in and work, where a Business Bay shell would cost you a fit-out first.
A Podcast Room and a Content Studio
More than thirty amenities run through the building: a business centre, a content-creation studio and a podcast room downstairs, then a golf simulator, a sky jogging track, a gym, padel, tennis, cricket and a cinema.
Hotel-Managed Services Come With the Offices
The offices are handed over with hotel-managed services, so reception, housekeeping and maintenance are somebody else's job from the day you take the keys.
One Per Cent a Month, for an Office
Danube has sold apartments on 1% a month for years; Aspirz is the first time it put offices on that structure — 70% to handover in instalments, then 30% across 30 months.
Most of Working Dubai Inside Half an Hour
Dubai Sports City is a roads address: about two minutes to Sheikh Mohammed Bin Zayed Road, three to Al Khail, eight to Sheikh Zayed Road and eighteen to Dubai Mall.
10% Built, on Danube's Own Dated Tracker
Shoring and piling are done and excavation is under way — 10% complete at 31 August 2026 on Danube's own dated tracker, with its site photographs filed under April 2026.

One per cent a month — 70% to handover, then 30% across 30 months after it.
This is the plan the building was launched for, and the first time Danube put offices on it: 70 per cent of the price paid up to handover in one-per-cent monthly instalments, then the last 30 per cent across 30 months once you have the keys. So an office here is paid for in small monthly bites on both sides of handover, and nothing large falls due on the day itself — which is the Danube Assist structure that made the 22 August 2025 launch news. Brokers quote two front ends on the same plan, a 20 per cent down payment and a 10 per cent one — ask which your reservation form carries. Budget what sits outside any plan: the 4 per cent transfer fee, Oqood registration and the 5% VAT a commercial purchase carries. Ask us for the current price list, the escrow record and live availability before you reserve.
Why Aspirz's Offices are a Smart Commercial Investment
For Growth
AED 850,000 buys an office here (Danube's own office page, Sep 2026) — the lowest office entry Danube publishes anywhere, on 1% a month. The tower is 10% built against a Q4 2028 handover, so that is an entry price two years ahead of the keys, and brokers already quote Executive floors above it at AED 1,530,000 and Premier at AED 1,860,000.
For the Long Hold
Danube is one of the most recognisable developer names in Dubai, a Group trading here since 1993. More than thirty amenities and hotel-managed services are what keep an office let between tenancies, and the tenant pool in Dubai Sports City is the small companies, clinics and professional services that serve the communities around it.
For Your Company
Your own office instead of a rent cheque — from AED 850,000, with 70% paid at 1% a month while the tower goes up and 30% across 30 months after handover, so the monthly figure lands where the rent used to. It arrives furnished, smart and convertible, and the business centre and podcast room downstairs take the meetings your own floor cannot hold.
