The Pulse Beachfront — a Lagoon Community That Actually Got Built
Dubai South is a district of schedules. The Pulse Beachfront is the part of it you can walk: 788 villas and townhouses inside a single gate, arranged around a man-made lagoon 200 metres across with swimmable water and sand edges, plus a clubhouse, a water park and padel courts that are open rather than rendered. It sold out within months of its launch, construction finished in December 2024 and the first 251 homes were handed to owners in the first quarter of 2025. Homes run from a 3,146 ft² three-bedroom townhouse to a 6,440 ft² five-bedroom villa with its own roof terrace.






Dubai South Properties
Dubai South Properties is the government master developer of the 145 km² aerotropolis around Al Maktoum International — the landowner, not a guest on someone else's plot. The Pulse Beachfront is the developer's delivery proof in the corridor. Launched in the 2021–22 window and sold out within months, it was built through to completion in December 2024 and handed over from the first quarter of 2025.
That matters more here than anywhere else in Dubai: the district's other villa communities are still schedules, and this is the one where the same developer has already put families behind a gate, filled a lagoon and opened a clubhouse.

Expo City and its metro station are a short drive; GEMS Founders Dubai South serves the neighbourhood; Downtown Dubai is roughly 35–40 minutes on the E311.

Everywhere else in this corridor you are buying a masterplan and a payment schedule. Here the lagoon is filled, the clubhouse is open and the neighbours have moved in — which turns due diligence from an act of faith into a walk around the block.

A post-handover plan that outlived the handover.
The Beachfront sold on a 50/20/30 structure — half across construction, a fifth at handover and 30% payable after keys. The community is finished and developer inventory is gone, so a 2026 buyer is on the resale market: either settling in full at transfer, or taking over a seller's SPA and inheriting the remaining post-handover instalments. The 4% DLD fee is charged on top in both cases. Ask which one you are being offered — on a 6.4M villa the difference is years of cash flow.
Why The Pulse Beachfront Is a Different Dubai South Buy
For Growth
A three-bedroom Beachfront home launched around AED 1.35M and registered in 2026 near AED 3.75M; the four-bedroom runs about AED 4.05M and the five-bedroom about AED 6.19M, with resale asking around AED 1,425/ft². Rents of AED 100–205K across the formats put gross yields near 5–6%. In a DLD-based study of villa resale performance across Dubai, the two Dubai South flagships averaged roughly 22% annual appreciation — the strongest villa result in the city.
For the Long Hold
This is finished stock behind one gate, from the developer that owns the district, eleven minutes from an airport under a AED 128bn expansion. The honest counterweight: the corridor will hand over tens of thousands of homes into the 2028–2030 window, and completed 2024 specification will be competing with it — the scarcity here is delivery, not design.
