Palm Jebel Ali – Beach & Coral Collection Villas by Nakheel
The new palm — twice the size of Palm Jumeirah, with ~90 km of beachfront across 16 fronds. Beach Collection 5–6BR and Coral Collection 6–7BR villas in architect-designed styles; the 2023 fronds head for first handovers this year, and the new A–F release sells at the developer from AED 18.1M.
Palm Jebel Ali — A Second Palm, Built Bigger
Nakheel is building Palm Jumeirah's successor at twice the scale: 13.4 km², sixteen fronds, around 90 km of beachfront. The product is villas only on the fronds — the Beach Collection (5–6 bedrooms, ~7,300–8,400 sqft) and the Coral Collection (6–7 bedrooms, ~11,200–12,200 sqft) in styles by SAOTA, WATG, LW Design and other name architects. The 2023 fronds (K–P) sold out and now approach their first handovers; the October 2025 release opened fronds A–F at the developer from AED 18.1M.

Nakheel
Nakheel built Palm Jumeirah — where launch-era villas of AED 2.6M became AED 23M homes. Palm Jebel Ali is the same playbook at twice the scale, with residential fronds zoned away from hotel traffic. The delivery evidence is public: Nakheel's tracker showed 26.75% overall construction in March 2026 with infrastructure at 65% and substructure at 93%, and in June 2026 the developer confirmed the first villas head for handover this year. AED 5bn+ of villa contracts are awarded across the fronds, including AED 3.5bn for the new A–F wave.
For buyers, the choice is two doors: resale on the sold-out 2023 fronds (K–P, first keys now) at AED 17.5–21M typical asking — or the developer's A–F release from AED 18.1M on an 80/20 plan to November 2028.

Palm Jebel Ali — off the Jebel Ali coast · the growth corridor's waterfront
The palm sits off Jebel Ali on Sheikh Zayed Road's growth corridor — about 24 minutes from Al Maktoum International (the future main airport), 25 from Dubai Marina and 19 from Ibn Battuta Mall, connected by three road bridges. Schools and daily retail remain on the mainland for now — the honest trade-off of every new island.

Palm Jebel Ali
The second palm — bought before the bridges of history close.
Palm Jumeirah taught Dubai what island scarcity does to prices over twenty years. Palm Jebel Ali reruns that arc at twice the size — with construction verifiable on the developer's own tracker and the first keys landing this year.
The Proven Playbook
Palm Jumeirah's launch villas of AED 2.6M became AED 23M homes — a documented +790% case. The successor palm starts its clock now.
First Keys This Year
Nakheel confirmed in June 2026 that the first K–P villas head for handover this year — the milestone that converts renders into a market.
Villas Only on the Fronds
Hotels are zoned to separate islands — the residential fronds keep private sand for residents, a lesson learned from the first palm.
Name Architecture
Eleven styles by SAOTA, WATG, LW Design and NAGA across the new fronds — every villa an architect's piece, not a template.
Two Doors In
Resale on K–P (first keys now, asking AED 17.5–21M) or the developer's A–F release from AED 18.1M on 80/20 to Nov 2028.
The Corridor's Waterfront
24 minutes from the future world's-largest airport — the palm is the waterfront of the same growth story driving Dubai South.

The current A–F release sells on Nakheel's official 80/20 schedule below (starting price AED 18.1M); the 2023 K–P fronds used the same 80/20 structure, which resale buyers typically take over. Plus the standard 4% DLD fee.
Why Palm Jebel Ali is a Smart Waterfront Investment
For Growth
2023 launch buyers at AED 18M saw instant secondary premiums of 10–25%; today's compressed resale (AED 17.5–21M asking) offers a second entry near launch basis — just as first handovers convert the palm into a livable address and the DWC airport decade begins.
For the Long Hold
Finite beachfront from the developer who built the first palm, with villas-only fronds and ~90 km of coastline — the scarcity profile that turned Palm Jumeirah into Dubai's best-documented 20-year trade.
