Commercial portfolio, including what GRAF sells

Haus of Tenet in Business Bay, launched 30 January 2026, is the one IRTH project GRAF sells, and the developer's first commercial project under its own brand rather than a Rove licence. It combines up to 225 shell-and-core office units with a Collector's Programme that gives buyers shared ownership of curated artwork in the building's public spaces. Separately, HQ by Rove at Marasi Bay is a hospitality-branded workplace where IRTH appointed Cushman & Wakefield Core for property management and leasing in September 2025 — GRAF does not sell units there.

Construction brought in-house

Who owns IRTH Group?

IRTH Group is privately held. Its homepage states that the company was founded by the AlShamsi family, and its FAQ page answers the ownership question with the same sentence, naming Osman Celiker as Managing Director; the About Us team page gives him as Chief Executive Officer. LinkedIn records the company type as privately held and its size as 51–200 employees. The About Us page places IRTH inside an unnamed family conglomerate with a heritage of more than a century. No shareholder register, audited accounts or exchange filing has been published, so no percentage is given here.

How IRTH differs from other Dubai developers

IRTH Group works from four central Dubai addresses and builds two kinds of product: branded homes under a licensed hotel name, and offices under its own. The developer publishes a unit count and an anticipated handover year for every project, and brought construction in-house in 2026.

The residential brand is licensed, not owned
Rove Home carries the name of Rove Hotels, which IRTH's own FAQ describes as a joint venture between Meraas Holding and Emaar Properties PJSC. IRTH is the developer of its three towers; the brand belongs to the joint venture.
Not every Rove Home is an IRTH project
Rove Hotels lists six Rove Home addresses. Three are IRTH's. Rove Home Meydan Horizon is stated on the Rove site as developed in partnership with Al Ain, and Rove Home Aljada and Rove Home Muscat Central are outside Dubai.
Studios to two bedrooms, not the ultra-luxury end
