Who owns Meraas?

Meraas is not independently owned. It is a development brand inside Dubai Holding Real Estate, and its own website is signed "Meraas By Dubai Holding Real Estate". Meraas became part of Dubai Holding on 9 June 2020, on the directive of Sheikh Mohammed bin Rashid Al Maktoum, Ruler of Dubai, and Dubai Holding published that announcement itself. Sheikh Ahmed bin Saeed Al Maktoum chairs the group and Khalid Al Malik is chief executive of Dubai Holding Real Estate. In March 2024 Nakheel and Meydan were placed under the same holding, so Meraas, Nakheel and Dubai Properties now sit side by side. Meraas is privately held and publishes no shareholder register.

How Meraas differs from other Dubai developers

Meraas built the destinations before it sold the addresses. City Walk, La Mer and Bluewaters opened as public places with retail, hotels and an arena, and the apartments were released into them afterwards.

Placemaking first
City Walk opened to the public in 2016, La Mer in 2017 and Bluewaters in 2018. Each carried retail, hotels and attractions before the residential phases were released.
The owner is named, and it is the state
Meraas became part of Dubai Holding on 9 June 2020 on the directive of the Ruler of Dubai. Dubai Holding published the announcement itself.
Handovers are dated, not summarised
Meraas lists eight completed residential projects and prints the exact day each was handed over.
Hotel brands are attached to the address
Bulgari on Jumeira Bay, Nikki Beach on Pearl Jumeira, Caesars Palace on Bluewaters, Jumeirah at Emirates Towers and at Asora Bay.
Releases are small
Jumeirah Residences Asora Bay was launched with 35 residences, Atélis at d3 with 280 and The Edit at d3 with 557.
One landlord across three brands
Since March 2024 Nakheel and Meydan sit under the same holding, so Meraas, Nakheel and Dubai Properties share Dubai Holding Real Estate and its financing arrangements.
Why GRAF recommends Meraas

Meraas suits a buyer who is buying the district as much as the apartment. City Walk, La Mer and Bluewaters were finished as public places first, so what the community looks like is visible on the ground rather than described in a brochure.
