How Aldar differs from other Dubai developers

Aldar is Abu Dhabi's master developer working in Dubai, not a Dubai developer. Its Dubai homes are built through a joint venture with Dubai Holding formed in 2023, and its numbers are filed with the Abu Dhabi Securities Exchange.

Abu Dhabi first, Dubai through a partner
Headquarters, listing and most of the portfolio are in Abu Dhabi. Haven, Athlon and The Wilds are built with Dubai Holding under a joint venture inaugurated in 2023.
Reports to a stock exchange
Listed on the Abu Dhabi Securities Exchange as ALDAR since 2005, with quarterly and full-year results. Most Dubai developers are private and publish nothing.
Both large shareholders are named
Mubadala Investment Company disclosed 28.03% on 11 August 2026 through Mamoura Diversified Global Holding. Alpha Dhabi Holding bought its stake from Mubadala in March 2021.
Publishes a construction count
141 active UAE sites, 1,075 homes completed by 31 March 2026 and AED 1.6 billion paid to contractors in March alone.
Owns and operates what it builds
Yas Mall since 2014, and about 155,000 residential units plus 2.2 million sq m of commercial space under management.
Builds to rent as well as to sell
9,000 affordable rental homes in Mohamed Bin Zayed City and Baniyas, AED 2.8 billion, for completion by 2029.
Works outside the UAE
SODIC in Egypt since December 2021 and London Square in the United Kingdom since 2023.
Why GRAF recommends Aldar

Aldar sells in Dubai as an Abu Dhabi listed company, so the developer behind a Dubailand villa files quarterly results and a monthly construction update that a buyer can read before signing.

What the record shows
  1. Delivery is counted in public1,075 homes completed by 31 March 2026 and more than 3,500 targeted for the year, restated in Aldar's own updates rather than quoted in a brochure.
  2. Contracted work is disclosedAED 71.6 billion of development backlog at 30 June 2026, AED 59.9 billion of it in the UAE — money already contracted on homes still to be handed over.
  3. The Dubai programme is growingHaven, Athlon and The Wilds have sold about AED 21.5 billion. In February 2026 two further plots were added for almost 14,000 homes and more than AED 38 billion of gross development value.
What to check before signing
  1. Which company signs the SPADubai communities are delivered through the Aldar–Dubai Holding joint venture; Abu Dhabi projects are Aldar's own. Confirm which entity the contract names.
  2. The current quarterly releaseSales, backlog and handover counts are restated every quarter. Read the latest one rather than an older summary.
  3. Payment plan and handover date of the specific projectTerms differ by community and by release. Confirm them against the current price list for that project.
