This is one plot doing two jobs: 523 Fairmont-branded homes and a 250-key Fairmont Al Marjan Island Hotel, built together as a single AED 2 billion investment by Ardee Developments. The setting is the beachfront of Al Marjan Island in Ras Al Khaimah, minutes from the Wynn Al Marjan Island resort, with the Al Hamra golf and marina district on the same coast. Architecture is by Pelli Clarke & Partners; the Fairmont agreement was signed with Accor on 28 April 2025.
Ardee Developments
Ardee Developments went public on 17–18 April 2025 with a single master plan, Ardee Al Marjan Island — 5.2 million square feet on Al Marjan Island in Ras Al Khaimah, divided into two precincts, Ardee Downtown and Ardee Waterfront. The company publishes no founding year, no legal entity name and no parent group; the officers named in dated primary material are Romeo Abdo, founder, and Vishal Mehta, chief executive. Fairmont Residences is the first phase of that master plan and the company's only project on sale — an AED 2 billion investment covering 523 homes and a 250-key Fairmont hotel. Accor announced the Fairmont agreement under its own masthead on 6 May 2025; it was signed on 28 April 2025 by Omer Acar, chief executive of Fairmont Hotels & Resorts, and Romeo Abdo for Ardee. Architecture is by Pelli Clarke & Partners, with Mirage as development consultant. Expressions of interest opened on 15 May 2025 and sales on 1 June 2025 from AED 2.49 million; ground was broken on the plot and piling works were reported complete in the first months of 2026.
Nothing has been handed over: this is the company's first building, and its first stated completion is Q4 2028.

Al Marjan Island is a man-made archipelago off the Ras Al Khaimah coast, developed by Marjan, and the emirate's tourism build-out is concentrated there. Ras Al Khaimah International Airport is roughly 40 minutes away and Dubai around an hour by road.

Why Fairmont Residences Is Worth Knowing on Al Marjan Island
For Rent
Strong rental appeal from a prime beachfront position, Fairmont hospitality and the tourism curve Ras Al Khaimah is riding. The unusual part here is that a 250-key Fairmont hotel is being built on the same plot as the homes — an operator physically present at your address, not a brand licensed from elsewhere. Wynn Al Marjan Island is due to open about a year before this handover, so the island's biggest demand driver should already be trading when the first tenants move in.
For Resale
There is already a deep secondary market to price against: 121 Fairmont Residences listings were on Property Finder on 7 September 2026, from AED 1.9M to AED 18.7M, with the one-bedroom median at AED 2.69M against a June 2025 launch list of AED 2.49M. Against the upside: this is Ardee's first building and nothing has been handed over anywhere, 523 homes is a lot of inventory on one plot, and completion is two years out. Underwrite with surveyor price-per-foot for Al Marjan rather than broker guides — the two differ by roughly a factor of two.
