Ardee Developments is the developer of Fairmont Residences Al Marjan Island and of the wider Ardee Al Marjan Island master plan in Ras Al Khaimah. The company went public on 17–18 April 2025, describing itself as "a destination developer creating premium integrated communities that place human experience at the heart of every development". It publishes no founding year, no legal entity name and no parent group; the two officers named in dated primary material are Romeo Abdo, founder, and Vishal Mehta, chief executive.

The master plan covers 5.2 million square feet in two precincts, Ardee Downtown and Ardee Waterfront. Its first phase is Fairmont Residences Al Marjan Island — 519 branded residences and townhouses plus 4 signature sea villas, 523 homes in all, beside a 250-key Fairmont Al Marjan Island Hotel, an AED 2 billion investment by the developer's own figure. Accor announced the Fairmont agreement on 6 May 2025; it was signed on 28 April 2025 by Omer Acar for Fairmont Hotels & Resorts and Romeo Abdo for Ardee. Architecture is by Pelli Clarke & Partners, with Mirage as development consultant.

Nothing has been handed over. Sales opened on 1 June 2025 from AED 2.49 million, ground was broken on the plot and piling works were reported complete in the first months of 2026, against a handover stated for Q4 2028.

Al Marjan Island is a waterfront destination in Ras Al Khaimah developed by Marjan, and the arrival of the Wynn Al Marjan Island resort has reshaped what gets built there — see our RAK real estate and Wynn casino guide for that context.

Fairmont Residences Al Marjan Island is the project currently featured by GRAF. Residence types, payment milestones, availability and delivery timing should be confirmed against the latest dated developer material.

Who owns Ardee Developments?

Legal ownership of Ardee Developments is not publicly confirmed. No parent group, holding company, shareholder register, audited account or exchange listing was found for the company as at 7 September 2026. Two officers are named in dated primary material: Romeo Abdo, described as founder of Ardee Developments in Accor's own press release announcing the Fairmont agreement (6 May 2025) and in trade coverage of the company's launch (18 April 2025), and Vishal Mehta, quoted as chief executive in the same launch coverage. A founder title in a press release is not a filed shareholding, and we do not present it as one. The company's own site describes Ardee as "a destination developer creating premium integrated communities" and states no corporate parent.

The company should not be confused with The Ardee Group of Delhi, India, an unrelated real estate firm founded in 1971. No documented connection exists between the two.

Where Ardee builds

How Ardee differs from other Dubai developers

Ardee is building one thing in one place: a single 5.2 million sq ft master plan on Al Marjan Island, whose first phase pairs 523 branded homes with a 250-key Fairmont hotel on the same beachfront plot, under an agreement signed directly with Accor.

The brand comes with an operator, not just a name
Accor signed the Fairmont agreement on 28 April 2025 and announced it under its own masthead on 6 May 2025 — the hotel and the residences share one plot and one operator.
Residences and hotel are being built together
523 homes and a 250-key Fairmont hotel form a single AED 2 billion investment on the same beachfront site, rather than a residential tower placed next to someone else's resort.
The whole effort concentrates on one master plan
Ardee Al Marjan Island is 5.2 million sq ft in two precincts, Ardee Downtown and Ardee Waterfront, all in Ras Al Khaimah — there is no second emirate to split attention.
The architect is named and international
Pelli Clarke & Partners is named as architect on Ardee's own About Us page, with the consultancy Mirage on development management.
The home mix runs wider than a tower
519 branded residences and townhouses plus 4 signature sea villas, from one bedroom upward, rather than a single apartment product.
Why GRAF recommends Ardee

Ardee suits a buyer choosing Fairmont Residences on Al Marjan Island off plan, who wants a branded home with a named hotel operator on the same plot and is comfortable buying from a developer with no completed building behind it yet.

What the record shows
  1. The branding agreement is primary-sourcedAccor published the Fairmont agreement itself on 6 May 2025, naming both signatories and the 28 April 2025 signing date — this is not a licensing claim made only by the seller.
  2. Construction has physically startedGround was broken on the Fairmont Residences plot and piling works were reported complete in the first months of 2026, against a stated Q4 2028 handover.
  3. There is a live resale market to price against121 Fairmont Residences listings were on Property Finder on 7 September 2026, from AED 1.9M to AED 18.7M — enough depth to sanity-check any price you are quoted.
