How Binghatti differs from other Dubai developers

Binghatti is a family-owned company that files like a listed one. Its owner is named in Deloitte-audited accounts, it publishes those accounts twice a year because its sukuk are listed, and it works at volume across the mainstream, premium and branded ends of Dubai at the same time.

The owner is named in an audited document
The consolidated financial statements state that the shares are 100% owned by Dr. Hussain Ghati Ghaib Al Jbori. Most privately held Dubai developers publish no ownership statement.
Audited accounts twice a year although the equity is private
Deloitte & Touche (M.E.) signed the 2025 statements on 29 January 2026, and interim statements to 30 June 2026 followed in July. Both are published in full.
Volume rather than a handful of trophies
56 completed projects and about 15,100 units in the years to June 2026, against luxury developers whose delivered counts run in single figures.
Build time is disclosed per project
The three towers completed in the first half of 2026 — Apex, Ghost and Ivory — took about 18 months each, with launch and completion quarters published for every project.
Car and jewellery brands rather than hotel operators
The branded line runs with Bugatti, Mercedes-Benz and Jacob & Co. In every published source Binghatti is the developer and the brand is the collaborator.
Two new formats in one half-year
The first master community launched in January 2026 and the first villa community in May 2026, after sixteen years of single towers.
Why GRAF recommends Binghatti

Binghatti suits a buyer who wants the owner and the delivery record to be readable out of filed accounts, across a wide portfolio that runs from mainstream towers in Jumeirah Village Circle and Al Jaddaf up to branded penthouses in Business Bay.

What the record shows

  2. The portfolio is itemised and kept in four separate counts56 completed, 33 under development, 9 in pipeline and 6 newly acquired, each with units, area and value, and each project listed with its launch and completion quarter.
  3. The accounts are openFY2025 revenue of AED 12.43bn, profit of AED 3.57bn and total assets of AED 24.37bn can be read in the Deloitte-audited statements themselves.
What to check before signing
  1. Which entity signs the SPAThe group runs more than twenty subsidiaries and two separate sukuk vehicles. Confirm the company named on the contract, not the brand on the hoarding.
  2. The completion quarter in the current results presentationEvery project carries a launch and completion quarter in the half-year deck. Read the latest one and compare it with the date in the brochure.
  3. The current credit ratingBinghatti publishes its Moody's and Fitch reports on its investor-relations page. Moody's affirmed the Ba3 rating in April 2026 and placed the ratings on review for downgrade on 11 August 2026.
