That is the whole proposition: a DIFC address for search purposes and a palace-district address for the way the street actually feels. Architecture by DXB Lab, interiors by Tristan Auer, 48 storeys and 235 metres.






H&H Development
H&H Development is the company behind some of Dubai's most iconic properties. Its first major hospitality project was Jumeirah Al Naseem, one of the most prestigious resorts in the region. Since then it has developed and continues to manage the Four Seasons hotels and branded residences in Dubai, including both the Four Seasons Resort at Jumeirah Beach and the Four Seasons Hotel and Residences in DIFC. The company was founded in 2007 by Shahab Lutfi and Mohamed Al Hussaini and is led by chief executive Miltos Bosinis. Its delivered portfolio also includes Four Seasons Private Residences at DIFC and Jumeirah, Eden House Al Satwa and the Galleria schemes; the O-14 tower in Business Bay is recorded by the architecture press as an H&H project, though the company's current site does not list it.
One of H&H's key strategic partners is Shamal Holding, the Dubai investment group behind Dubai Harbour. Together they are delivering Baccarat Hotel & Residences Downtown and Dubai Harbour Residences, and H&H is currently also delivering Aman Dubai and Janu Dubai. Eden House Za'abeel is the newest of the Eden House line.

This is the schedule H&H published at the June 2025 launch, and it is reproduced here in full — but every instalment before handover fell due between June 2025 and October 2026, so a buyer entering today is stepping into a plan that has already run. PropertyFinder's structured data gives the same split: 10% down, 40% during construction, 50% on handover. The old page labelled it "50/50", which reads as 50% up front; it is not. Handover is quoted as 2028 by PropertyFinder (1 December 2028) and as Q2 2028 by propsearch, while H&H's own page still prints 2027 — ask for the SPA date in writing.
