Richmind Development is the developer of Oystra on Al Marjan Island in Ras Al Khaimah. Its own site gives the legal name Richmind Development FZ-LLC and describes the company as a business vertical of Richmind Holding, a private group registered at 207 Regent Street, London, which states on its own site that it was founded in 2005. No founding year is published for the UAE company itself, and the only officer named anywhere is Mohammad Rafiee, chief executive.

The company announced its entry into UAE development on 25–28 February 2025 and unveiled Oystra — 950 homes across four 20-storey waterfront towers, from one- to four-bedroom apartments through duplexes, penthouses and waterfront villas. Zaha Hadid Architects published the design under its own masthead on 12 May 2025, with practice director Christos Passas as design lead: balconies shaped to echo the ripples waves carve in sand, seawater-based cooling, an insulating cavity in the envelope and external solar shading tuned by digital analysis. The site runs to 128,000 square metres, of which 42,000 is landscaped gardens, courtyards, pools and a beach club. Interiors are by Hirsch Bedner Associates of London and landscape by Cracknell.

Nothing has been handed over. Phase 1, Tower C, was reported fully sold in early 2026, more than half of it to European buyers, and Phase 2 opened straight after with penthouses quoted at around AED 75 million. Handover is stated for 2029.

Al Marjan Island is a waterfront destination in Ras Al Khaimah developed by Marjan, and the arrival of the Wynn Al Marjan Island resort has reshaped what gets built there — see our RAK real estate and Wynn casino guide for that context.

Oystra is the project currently featured by GRAF. Residence types, payment milestones, availability and delivery timing should be confirmed against the latest dated developer material.

Who owns Richmind Development?

Legal ownership of Richmind Development is not publicly confirmed. The company's own site gives its legal name as Richmind Development FZ-LLC and describes it as a business vertical of Richmind Holding, a private group registered at 207 Regent Street, London, whose own site states it was founded in 2005 and claims eleven business verticals spanning real estate, investment, media, fintech, trading, pharmaceuticals, tourism and sport. No shareholder register, audited account, prospectus or exchange listing was found for either entity, and the group's own asset and headcount figures are unaudited self-statements.

The only officer named anywhere is Mohammad Rafiee, chief executive, profiled under that title by Entrepreneur Middle East and Arabian Business. Whether he is also an owner of Richmind Holding is not published. A management title is not a shareholding.

How Richmind differs from other Dubai developers

Richmind put its whole UAE debut into one architect-led scheme: Oystra is a Zaha Hadid Architects commission published on the practice's own website, 950 homes in four towers on a 128,000 square metre Al Marjan Island site, whose first tower sold out within a year of launch.

The architect is verifiable at source
Oystra appears on zha.com with a named project director, Christos Passas, and its own ZHA press release of 12 May 2025 — the attribution comes from the practice, not only from the seller.
The design is engineered, not only styled
Zaha Hadid Architects describes seawater-based cooling, an insulating cavity in the building envelope and external solar shading tuned by digital analysis — environmental strategy published alongside the renders.
Landscape is a third of the site
42,000 m² of the 128,000 m² site is gardens, courtyards, pools and a beach club, per the architect's own figures.
Demand was tested before completion
Phase 1, Tower C, was reported fully sold in early 2026, more than half of it to European buyers, and Phase 2 opened straight after.
Named consultants across the disciplines
Hirsch Bedner Associates of London on interiors and Cracknell on landscape, published in the design coverage of May 2025.
Why GRAF recommends Richmind

Richmind suits a buyer choosing Oystra on Al Marjan Island off plan who is buying the architecture as much as the address, and who is comfortable with a developer that has no completed building behind it yet.

What the record shows
  1. The architect attribution holds upOystra is on Zaha Hadid Architects' own project index with a named director and a dated practice press release — most branded design claims in the region do not survive that check.
  2. The first tower has already clearedPhase 1, Tower C, was reported sold out in early 2026 with Phase 2 launched immediately, which is a demand signal with a date on it.
  3. There is a live secondary market to price againstAround a dozen Oystra resale listings were visible on Property Finder and Bayut on 7 September 2026, from AED 2.6M upward — enough to sanity-check any price you are quoted.

Has Richmind delivered anything?

No. As at September 2026 no Richmind project has been handed over. The company entered UAE development in February 2025 and Oystra, its only project, is stated for handover in 2029. Yes. Note that this is the firm Zaha Hadid Architects; Zaha Hadid herself died in 2016.
