Oystra — Four Zaha Hadid Architects Towers on the Al Marjan Shore
Oystra is what happens when a first-time UAE developer spends its entire debut on one architect-led scheme. Zaha Hadid Architects published the design under its own masthead in May 2025: four 20-storey towers whose balconies echo the ripple patterns waves carve into sand, on a 128,000 square metre beachfront site of which 42,000 square metres is landscaped gardens, courtyards, pools and a beach club. Interiors are by Hirsch Bedner Associates of London, landscape by Cracknell. Phase 1 sold out in early 2026.






Richmind Development
Richmind Development gives its legal name as Richmind Development FZ-LLC and describes itself as a business vertical of Richmind Holding, a private group registered at 207 Regent Street, London, which states on its own site that it was founded in 2005. No founding year is published for the UAE company itself. It announced its entry into UAE development on 25–28 February 2025, unveiling Oystra at Atlantis The Royal in Dubai; the only officer named anywhere is Mohammad Rafiee, chief executive. Oystra is the company's only project and its whole UAE record so far. Zaha Hadid Architects published the design on 12 May 2025 with practice director Christos Passas as design lead — the attribution is verifiable at the architect's own source, which is unusual for a branded-design claim in this market. Richmind reported in early 2026 that Phase 1, Tower C, was fully sold, more than half of it to European buyers, and launched Phase 2 with penthouses quoted at around AED 75 million.
Nothing has been handed over: this is the company's first building, and its stated completion is 2029. A property portal attributes dozens of other UAE developments to a firm of this name, including Jubail Island in Abu Dhabi; that project is documented elsewhere as a LEAD Development scheme and the attribution does not hold, so it is not repeated here.

Al Marjan Island is a man-made archipelago off the Ras Al Khaimah coast, developed by Marjan, and the emirate's tourism build-out is concentrated there. Oystra sits on the shoreline with sea views from every tower, minutes from the Wynn Al Marjan Island resort and from the Al Hamra golf, marina and mall district. Ras Al Khaimah International Airport is roughly 40 minutes away and Dubai around an hour by road.

These are the dated milestones our own archived page carried for the April 2025 launch cohort — the first nine steps run from April 2025 to April 2028 and most of them have already passed. Property Finder publishes the same split generically as 10% down, 50% across eight equal instalments during construction and 40% on handover. Phase 1, Tower C, sold out in early 2026, so a Phase 2 buyer gets a different set of dates against the same structure. Note also that the handover quarter is disputed: Property Finder and the design coverage say February 2029, live Bayut listings say Q2 2029. Booking is by a fully refundable AED 100,000 expression of interest. Get the schedule that applies to your specific unit and release in writing before you pay anything.
Why Oystra Is Worth Knowing on Al Marjan Island
For Rent
Al Marjan is the sharpest end of Ras Al Khaimah's tourism build-out, and Wynn Al Marjan Island is due to open well before this handover — so the island's biggest demand driver should already be trading when the first tenants move in. Short-let appeal here rests on the beach club, the 150-metre lagoon and a building people will photograph; the design is the amenity. Our own archived page quoted 8–10% yields and over 80% occupancy for the island — those are seller-side projections for a building that does not exist yet, not measured performance, and should be treated as such.
For Resale
The verifiable positives are unusual for a first project: an architect attribution that holds up at the architect's own source, a first tower reported sold out within a year of launch, and about a dozen live resale listings on Property Finder and Bayut on 7 September 2026 from AED 2.6M — enough depth to sanity-check any price you are quoted. Against that: this is Richmind's first building and nothing has been handed over anywhere, 950 homes is a lot of inventory on one site, and completion is roughly three years out. Underwrite with surveyor price-per-foot for Al Marjan rather than broker guides — the two differ by roughly a factor of two.
