Smart meeting rooms, soundproof Haven workspaces and courtyard meeting pods come with the address. From AED 6,100,000 (DAMAC's own page, Sep 2026) on a 60/40 plan, handover Q3 2029.
DAMAC District Offices DAMAC Hills
DAMAC Properties' commercial building inside DAMAC District at DAMAC Hills, delivered core and shell across ten office floors so the layout is drawn to your own plan. The cluster runs to 1,008 units, at a Land Department project value of AED 367,556,000. Offices from AED 6,100,000, DAMAC's own page, 27 September 2026.

DAMAC Properties
DAMAC Properties, founded in 2002 by Hussain Sajwani, is one of Dubai's largest private developers — first among the emirate's private developers by 2025 sales at AED 36 billion, and first by off-plan sales volume in H1 2026. It is best known for master communities such as DAMAC Hills and DAMAC Lagoons and for branded towers built under licence from Versace, Cavalli, Paramount and Fendi. DAMAC District is its live-work-play cluster inside DAMAC Hills, and the Land Department holds it under the project company Damac Crescent Properties. DAMAC announced the cluster on 10 September 2025 as "two modern residential towers and a commercial tower", with an office entry of AED 6,100,000 — the figure its live offices page still carried twelve months later, on 27 September 2026.
What a business buys here is a DAMAC address inside a community DAMAC runs: the mall the offices open into, the golf course, and the villas and apartments that keep both busy. See the full DAMAC Properties developer profile.

DAMAC District Offices – inside DAMAC Hills, the golf-course community in Al Hebiah Third, Dubailand
The building goes up inside DAMAC District, the live-work-play quarter DAMAC is adding to DAMAC Hills — its own golf community in Al Hebiah Third, Dubailand, laid out around the Trump International Golf Club. The offices open straight into DAMAC Mall, which puts the shops, the restaurants and the daily footfall of the community under one roof with the desks. Around them sit the villas, townhouses and apartments already lived in, the golf course, the par-3 course and the wave pool — a catchment DAMAC built and still runs. Ask us to confirm the tenure on the office you are looking at.

A Low-Rise Office Building of Its Own
A building of its own inside DAMAC District — ground, two podium levels and ten office floors. Ten floors is a short lift from the street, and a quick one for a client.
Direct Connectivity to DAMAC Mall
The building connects straight into DAMAC Mall — footfall, lunch and a catchment already living next door, with padel courts, a par-3 course and a wave pool in the district.
The Entry Price Has Not Moved Since Launch
AED 6,100,000 was the office entry when DAMAC launched on 10 September 2025, and it was still the entry on its page on 27 September 2026 — twelve months with no escalation to chase.
Core and Shell, Drawn to Your Own Plan
A concrete floor, a serviced core and capped connections, so the partitions, the finishes and the services go where your own plan puts them. Budget the fit-out separately.
Offices Sized from a Room to a Whole Plate
The developer feed lists 3,769–6,548 ft², Metropolitan CRE 3,164–6,661 and Bayut 1,163–3,164 — three unit classes on sale at once, so name the size you need and ask which class holds it.
Smart Meeting Rooms, Haven Workspaces, Courtyard Pods
Meeting rooms booked from a phone, soundproof Haven workspaces, meeting pods in landscaped courtyards, gyms indoors and out, an office canteen and co-working, open-air terraces and formal boardrooms.
Bought Direct From the Developer
The AED 6.1M entry and the 60/40 plan come direct from DAMAC, on its own offices page — one contract carries the price, the instalments and the handover date.

The 50 Land Department sales in DAMAC District are all residential — AED 785,000–2,080,000 at AED 1,480–1,900 per ft², the latest on 17 September 2026 at AED 1,130,000 for a 635 ft² one-bedroom
DAMAC's own plan — 20% down, 40% across 40 months at 1% a month, 40% on handover.
DAMAC's own offices page sets it out on 27 September 2026: 20 per cent on booking plus the 4 per cent Land Department fee on top, then 1 per cent of the price every month for 40 months, then the last 40 per cent on completion in August 2029. So 60 per cent is paid before completion, two thirds of it in small monthly bites while the building goes up, and the largest single payment falls only when there is an office to take delivery of. Budget what sits outside any plan: Oqood registration, the 5% VAT a commercial purchase carries, and the fit-out on a core-and-shell unit. Ask us for the current price list, the escrow record and live availability before you reserve.
Why DAMAC District Offices Are a Smart Commercial Investment
For Growth
AED 6,100,000 buys into DAMAC Hills at the developer's own price (DAMAC's live offices page, Sep 2026), unmoved in the twelve months since launch. The community around it already trades: 50 Land Department sales in DAMAC District at AED 785,000–2,080,000, AED 1,480–1,900 per ft², the latest on 17 September 2026 — apartment sales in the two residential towers, and the resident demand that fills a mall and the desks above it.
For the Long Hold
A DAMAC address inside a community DAMAC built and runs — the mall the offices open into, the Trump International golf course, the par-3 course, the padel courts and the wave pool. An office here comes with a reason for a client to make the drive, and when a tenant leaves the amenity deck stays, which is what keeps a commercial unit let between tenancies.
For Your Company
Your own office instead of a rent cheque — core and shell from AED 6,100,000, on 20 per cent down, 1 per cent a month for 40 months and 40 per cent on handover, so the floor is yours to draw and most of the price is paid while the building goes up. Smart meeting rooms, soundproof Haven workspaces and courtyard meeting pods take the meetings your own floor cannot hold.
