A 260-metre office tower at the entrance to Business Bay, built by the developer known for One Palm and The Opus — 99 offices across 561,100 sq ft, shell and core. Omniyat launched it from AED 19M and has sold it out; the way in now is resale, from AED 25.1M.

Omniyat built its name on residential landmarks — One Palm, The Opus, Orla. Lumena applies the same design and material standard to offices, which Business Bay has very little of.






Omniyat
Omniyat is the Dubai developer behind One Palm, The Opus and Orla — schemes bought for architecture and material quality rather than floor area. The studio works with names like Zaha Hadid Architects and Dorchester Collection, and its residential product sits at the top of the Dubai market.
Lumena is that approach applied to commercial space: a sculptural office tower with hospitality-grade common areas, in a district where most offices are ordinary.

Business Bay runs along the Dubai Water Canal between Downtown Dubai and Al Quoz. Lumena stands at the entrance to the district, which puts DIFC, Downtown and Sheikh Zayed Road within a few minutes' drive.

Business Bay has plenty of office stock and very little of it is designed. Lumena is the first commercial building from a developer whose residential work is bought for its architecture.

Lumena is sold on a 50/50 plan with handover in Q4 2029: half the price is paid across the build, the balance on completion. The 4% DLD transfer fee applies to commercial property as it does to residential. You will see two prices quoted for this building, so here is which is which. AED 19M is Omniyat's own launch price — it is still printed on the developer's project site, directly above the words “officially sold out”. AED 25.1M is the market price — the lowest of 12 offices currently listed for resale, at roughly AED 5,000–6,600 per square foot depending on the floor plate. Both numbers are real; they are simply not the same transaction. Nobody can buy at 19M today, because Omniyat has nothing left to sell.
Why Lumena Is Worth Knowing in Business Bay
For Occupiers
Shell-and-core floors in a designed building with residential-grade amenity — a club lounge, gym, pool and terrace. Business Bay has volume office stock and very little that a company would choose for the building itself.
For Investors
Commercial space in Dubai is a different market from residential: longer leases, corporate tenants, and pricing set per square foot on the floor plate rather than per unit. The honest counterweights: handover is Q4 2029, delivery is shell and core so fit-out is the buyer's cost, and the building is already sold out by the developer — every purchase here is a resale, which is why the entry price is AED 25.1M rather than the AED 19M Omniyat launched at. If you have seen 19M quoted elsewhere, that is the developer's launch figure for a building that no longer has developer stock.
