45/5/50 — 45% on dates counted from your booking, 5% on completion, 50% over the three years after it.

10% on booking, 10% within 30 days, then 5% at 6, 12, 18, 24 and 30 months from booking. 5% on completion in Q1 2029, then 5% at three months and 5% at six months after completion, and ten payments of 4% every three months from the ninth month after completion — the last of them thirty-six months after handover, so the tail is a genuine three years. Note what the shorthand hides: every pre-handover payment is dated from your booking, not from a construction milestone, so it falls due by the calendar whatever is happening on site; the post-handover clock, by contrast, starts at completion, so if completion slips the whole tail slips with it. On the AED 943,500 studio the schedule reads AED 94,350 on booking, AED 94,350 at 30 days, five payments of AED 47,175 to month 30 (AED 424,575 before handover), AED 47,175 on completion, then AED 47,175 at three months, AED 47,175 at six months and ten quarterly payments of AED 37,740 — AED 471,750 after keys, AED 943,500 in total. Fees are not in that: Dubai Land Department charges 4% of the purchase price, AED 37,740 on this unit, plus Oqood registration and administrative fees. The developer publishes the stage table for the studio and states the plan applies to all units, but the per-unit tables for one- and two-bedroom apartments are not published — ask for the schedule in writing for the exact unit you are offered, along with the SPA furniture and appliance schedule, the escrow account, your building's project registration, the completion date as the SPA words it, and the day the office tower and the retail podium go on sale.
