Two things were true about Dubai property in the second quarter of 2026 and they point in opposite directions. Office rents rose 13% year on year, prime offices 16%, with occupancy around 94%. In the same report and the same quarter, residential rents fell 2.6% year on year and 6.2% quarter on quarter (CBRE, UAE Real Estate Market Review Q2 2026). One half of Dubai property is cooling; the other is the tightest in a decade — and it is the half almost nobody shops in.
Commercial property here means two things you can own outright: an office floor or suite inside a tower, and a shop or restaurant unit in its podium. You buy it freehold, with a title deed, exactly as you would an apartment — then let it to a business instead of a family, a tenant who signs for years, fits the place out at their own cost, and whose trade licence is tied to your address. What follows: who buys and why, what the yields really are, which districts sell an office at all, what it costs beyond the price, and the twenty buildings for sale today.
